1. General

The contractor shall provide all labor, materials, tools, testing equipment, supervision, and consumables required for the complete repair, testing, commissioning, and handover of Chiller Pump No. 2 and its associated VFD, ensuring full operational reliability and compliance with manufacturer recommendations and applicable local authority standards.


2. Scope of Work – Chiller Pump No. 2

The scope shall include, but not be limited to, the following activities:

  • Detailed inspection and fault diagnosis of Chiller Pump No. 2

  • Isolation, dismantling, and safe removal of pump components as required

  • Repair or replacement of defective components including mechanical seals, bearings, shaft sleeves, impeller (if required), gaskets, and O-rings

  • Alignment of pump and motor

  • Reassembly of the pump with new consumables

  • Lubrication as per manufacturer’s recommendations

  • Pressure testing and leak inspection

  • Performance verification to confirm required flow rate and pressure

3. Scope of Work – Variable Frequency Drive (VFD)

The scope for the associated VFD shall include the following:

  • Inspection and diagnostic testing of the VFD

  • Identification of faults related to power modules, control cards, cooling fans, capacitors, wiring, or terminals

  • Repair or replacement of faulty VFD components subject to approval

  • Cleaning of VFD panels and internal components

  • Re-termination and tightening of power and control cabling

  • Reprogramming and parameter setting as per pump operational requirements

  • Functional testing under no-load and full-load conditions

  • Integration and coordination with the Building Management System (BMS), if applicable

4. Testing and Commissioning

The contractor shall carry out full testing and commissioning after completion of repair works, including trial runs under normal operating conditions. All readings, test results, and performance parameters shall be recorded and submitted. The system shall operate smoothly without abnormal vibration, noise, or overheating.


5. Health, Safety, and Compliance

All works shall be executed in compliance with site safety regulations, OEM guidelines, and relevant local authority requirements. The contractor shall submit method statements and risk assessments prior to commencement and strictly follow lockout and tagout procedures.


6. Documentation

Upon completion, the contractor shall submit a detailed report with before and after pictures


7. Warranty

The contractor shall provide a minimum warranty period of 6 to 12 months (as specified) from the date of handover covering all repair works, replaced spare parts, and VFD components. The warranty shall cover defects in materials and workmanship, and any failure during the warranty period shall be rectified at no additional cost.


Terms & Condition

The Supplier certifies that to the best of his knowledge and belief no economic, beneficial, or managerial relationship exists between the Supplier and any employee of Itihad Community Management (ICM) or between Supplier  and any relative of an employee of ICM or any of its agents, which would tend in any way to influence such employee in performance of his or her duties on behalf of ICM or its agents in connection with the awarding, making, amending, or making a determination concerning performance of its proposal the work or the agreement.

Exchanges or offering of any money, gift item, personal service, entertainment or unusual hospitality by the Supplier to the employees or agents is expressly prohibited. This prohibition is equally applicable to officers, employees, or immediate family members of ICM’s agents. Any violation of this provision constitutes a material breach of ICM’s terms of agreements.  

ICM may by written notice to the Supplier disqualify and reject the Supplier’s proposal and terminate the agreement without any liability whatsoever on part of ICM or any of its agents if finding (a) that vendor violated the certification contained in this declaration regarding conflict of interest; or (b) that gratuities were offered or given by the Supplier or any of its employees , agents or representatives, to any officers or employees of ICM or its agents awarding making and/or amending an RFP document or agreement or securing favorable treatment with respect to the performance of such agreement. 

Itihad Community Management is not under any obligation to accept the lowest or any proposal.

 

The timeline for the elevator modernization work is as follows:

  • Manufacturing: 20 weeks
  • Shipping: 6 weeks
  • Execution: 10 months for all lifts

In the event that the Management determines the work is experiencing delays, it reserves the right to impose penalties on the Service Provider.
