DIESEL GENERATOR – ANNUAL MAINTENANCE CONTRACT (01/01/2027-31/12/2029)

The Contractor shall provide a fixed-price Annual Maintenance Contract for the standby diesel generator, comprising 1 Minor Service and 1 Major Service per year, including labour, transportation, tools, testing equipment and routine maintenance consumables.

1. Minor Preventive Maintenance – 1 Visit/Year

The service shall include:

• General inspection and cleaning of DG set. (Perkins Kva, diesel generator x 1 pc)

• Check engine oil, coolant and fuel levels.

• Check for fuel, oil and coolant leakages.

• Inspect fuel system, filters, hoses and connections.

• Inspect radiator, cooling system, belts and hoses.

• Inspect air intake and air filter.

• Inspect exhaust system and silencer.

• Check battery, terminals and battery charger.

• Check starter and charging system.

• Check alternator, AVR and electrical connections.

• Check control panel, meters, alarms and indication lamps.

• Check emergency stop and protection functions.

• Check output voltage, frequency and phase balance.

• Check earthing and generator output breaker.

• Test generator operation and record running parameters.

• Check ATS/changeover operation where applicable.

• Minor adjustments and corrective works required for normal operation.

• Submit detailed service report with readings and recommendations.

2. Major Preventive Maintenance – 1 Visit/Year

The Major Service shall include all Minor Service activities plus:

• Replace engine lubricating oil.

• Replace oil filter.

• Replace fuel filters and water separator.

• Clean/service or replace air filter as required.

• Check/top-up coolant and inspect cooling system.

• Check belts, hoses, clamps and engine mounts.

• Inspect and service fuel system.

• Inspect exhaust system.

• Check battery condition and charging voltage.

• Check alternator and AVR.

• Check control panel and protection/shutdown functions.

• Check emergency stop and automatic starting.

• Check electrical terminals and connections.

• Check generator output breaker and earthing.

• Carry out generator performance/load test.

• Check ATS/changeover functionality where applicable.

• Record all engine and electrical parameters.

• Submit detailed Major Service and Load Test Report.

3. Emergency / Corrective Maintenance

Emergency call-out and fault diagnosis during the AMC period shall be included.

Minor corrective works required to maintain the generator in operational condition shall be carried out without additional labour or call-out charges.

4. Fixed Price / No Additional Charges

The AMC price shall be fixed and all-inclusive for the above scope, including labour, technician attendance, transportation, tools, testing equipment and routine maintenance consumables.

No additional charges shall be payable by the Client unless the work or replacement is specifically excluded from this scope and has received prior written approval from the Client.

5. Compliance

All works shall comply with the manufacturer's recommendations and applicable UAE/Dubai, DEWA, Dubai Civil Defence and Dubai Municipality requirements.

Annual Contract Quantity: 1 Minor Service + 1 Major Service.
