ELV Systems (01/01/2027 to 31/12/2029)

 1. General Scope

The contractor shall provide preventive and corrective maintenance for all ELV systems in the building, ensuring safety, security, and operational reliability. The AMC shall cover:

• CCTV surveillance systems for common areas, parking, entrances, and perimeter.
• Gate barriers at residential entry/exit points.
• Access control systems for building entrances, amenities, and service areas.
• ANPR (Automatic Number Plate Recognition) for vehicle access management (if installed).

The contractor shall ensure all systems are functioning 24/7 and restore any faults promptly.

2. CCTV System Maintenance

• Routine inspection of cameras and housings in apartments’ common areas, lobbies, staircases, corridors, parking areas, and perimeter.
• Cleaning of camera lenses and housings to maintain clear image quality.
• Checking camera alignment, focus, PTZ functionality, and day/night performance.
• Testing recording systems (NVR/DVR) and verifying storage availability.
• Verifying network connectivity for IP cameras.
• Corrective maintenance for cameras, cables, recorders, or network issues.
• Periodic software/firmware updates for cameras and Video Management System (VMS).

3. Gate Barrier System Maintenance

• Inspect and lubricate mechanical moving parts for smooth operation.
• Test barrier arms, motors, safety loops, and sensors.
• Verify integration with access control or ANPR systems.
• Check electrical panels and control logic for proper functioning.
• Immediate troubleshooting and repair of barriers to avoid entry/exit delays.

4. Access Control System Maintenance

• Routine testing of card readers, biometric readers, keypads, and associated door locks.
• Verification of user credentials and access rights.
• Inspection and testing of electric strikes, magnetic locks, and door controllers.
• Corrective maintenance for hardware, wiring, or software issues.
• Backup and restore of access control database periodically.
• Software updates for access control system.

5. ANPR System Maintenance

• Clean and inspect ANPR cameras at vehicle entry/exit points.
• Test camera alignment, recognition accuracy, and image capture.
• Check integration with access control and gate barriers.
• Maintain vehicle registration database (residents and guests).
• Corrective maintenance for cameras, sensors, or software malfunctions.

6. General Maintenance Requirements

• Conduct preventive maintenance as per agreed schedule (monthly, quarterly, semi-annual).
• Replace minor consumables (cables, connectors, fuses, batteries, small sensors).
• Maintain logs of inspections, repairs, and software updates.
• Provide emergency call-out service for system failures affecting security or access.
• Ensure compliance with UAE regulations, Dubai Municipality, DEWA, and Fire & Life Safety Codes.
• Provide guidance and basic training to the building security staff.

7. Reporting & Documentation

• Monthly report: Work performed, observations, minor issues, and corrective actions.
• Quarterly report: Summary of recurring issues, major faults, and recommendations.
• Annual AMC report: Detailed assessment of ELV systems, suggestions for upgrades or replacements.
