General Pest Control & Rodent Control Services 01/01/2027 - 31/12/2029)

1. General Requirements

Provide an Annual Maintenance Contract (AMC) for comprehensive pest control services, including preventive and corrective treatment for crawling insects, flying insects, and rodents, in full compliance with Dubai Municipality regulations and building management requirements.

2. Scope of Services

2.1 General Pest Control (Crawling & Flying Insects) - (Monthly)

• Control and prevention of common pests including but not limited to:
  • Cockroaches
  • Ants
  • Flies
  • Mosquitoes
  • Silverfish
  • Bed bugs (general treatment only)
  • Spiders and other common household pests
• Application of approved residual spraying, gel baiting, and trapping methods.
• Treatment of:
  • Common areas
  • Lobbies and corridors
  • Garbage rooms
  • Electrical rooms
  • Staircases
  • Basements and parking areas
  • External perimeter (where applicable)

2.2 Rodent Control

• Inspection of premises to identify rodent activity, access points, and nesting areas.
• Placement of Dubai Municipality-approved rodent bait stations and traps in:
  • Garbage rooms
  • Basement and parking areas
  • External perimeter
  • Service and plant rooms
• Use of secured, tamper-resistant bait stations.
• Monitoring, replenishment, and replacement of baits as required.
• Safe removal and disposal of dead rodents in compliance with municipal guidelines.

3. Frequency of Services (AMC)

• General pest control And Fogging: Monthly
• Rodent monitoring and bait station inspection: Monthly
• Emergency callouts for infestations: Included - Unlimited

4. Chemicals & Materials

• Use only Dubai Municipality-approved pesticides and rodenticides.
• Chemicals shall be:
  • Non-staining
  • Low odour
  • Safe for residential environments when applied correctly
• MSDS and product labels to be provided upon request.

5. Methodology

• Site inspection prior to treatment.
• Targeted application to minimize chemical usage.
• No over-spraying or contamination of food areas.
• Proper ventilation and safety precautions during application.

6. Health, Safety & Environment

• Technicians to be Dubai Municipality-licensed pest control operators.
• Use of appropriate PPE during treatment.
• Advance notification to building management and residents prior to service.
• Clear signage during and after treatment where required.
• Safe disposal of chemicals and pest remains as per regulations.

7. Reporting & Documentation

• Service report after each visit indicating:
  • Areas treated
  • Chemicals used
  • Observations and recommendations
• Maintain pest control records for Dubai Municipality inspection.
• Provide municipality certificates upon completion of service

08. Performance Standards

• Reduction and control of pest activity throughout AMC period.
• No recurring infestations due to improper treatment.
• Compliance with Dubai Municipality inspection requirements always.
