Cleaning  Common Areas (Starting date 24/09/2026 - 31/12/2026)

1. General Requirements

  • The Contractor shall provide minimum manpower of Total four (4) trained cleaning operatives to carry out all common area cleaning activities. 1 Operative in the night shift. 
  • Cleaning services shall be performed in a professional manner suitable for an occupied residential building, ensuring high standards of hygiene, appearance, and resident satisfaction.
  • All cleaning activities shall be planned and executed with minimum disturbance to residents, visitors, building operations, and facility activities.
  • Cleaning staff shall comply with all applicable Workplace Health & Safety (WHS) / Occupational Health & Safety (OH&S) requirements, including proper use of Personal Protective Equipment (PPE).
  • Contractor shall provide all required PPE, cleaning tools, equipment, chemicals, consumables, warning signage, and safety barriers required for safe execution of works.
  • All cleaning chemicals shall be suitable for residential environments, approved for intended applications, environmentally friendly where possible, and used strictly as per manufacturer recommendations.
  • Chemicals shall not be applied directly on sensitive surfaces such as stainless steel, natural stone, polished surfaces, electrical equipment, or decorative finishes to avoid chemical reactions, staining, corrosion, or damage. Appropriate dilution and application methods shall be followed.
  • Any observed defects, damages, vandalism, leaks, safety hazards, pest activity, or maintenance issues shall be immediately reported to the Building Manager.
  • Contractor shall maintain daily cleaning records, checklists, and attendance records for verification.

2. Daily / Routine Cleaning Activities

A. Main Entrance, Lobby & Foyer Areas

The Contractor shall carry out:

  • Sweeping and vacuuming of entrance floors, lobby areas, and entrance mats.
  • Damp mopping of hard floor surfaces using suitable cleaning methods.
  • Removal of dust, dirt, stains, and footprints from flooring surfaces.
  • Cleaning of entrance glass doors, glass panels, frames, and door handles.
  • Cleaning and polishing of stainless-steel door frames and decorative elements.
  • Removal of fingerprints from:
    • Intercom panels
    • Access control panels
    • Door handles
    • Push buttons
    • Visitor access systems
  • Dusting and cleaning of:
    • Reception counters
    • Ledges
    • Skirting boards
    • Decorative items
    • Signage
    • Light fittings (accessible areas)
  • Emptying waste bins and replacement of bin liners.
  • Maintaining lobby areas in clean, presentable condition throughout the day.

3. Corridors & Hallways Cleaning

Daily cleaning shall include:

  • Vacuuming carpeted corridors.
  • Sweeping and damp mopping tiled corridors.
  • Spot cleaning of:
    • Walls
    • Doors
    • Skirting boards
    • Corners
  • Cleaning of apartment entrance door surroundings where required.
  • Wiping and sanitizing:
    • Handrails
    • Door handles
    • Light switches
    • Access panels
  • Removal of cobwebs from ceilings, corners, and service areas.
  • Cleaning of fire extinguisher cabinets, covers, and visible surfaces.
  • Dust removal from ventilation grills and accessible vents.

4. Staircase Cleaning

The Contractor shall clean all staircase areas including:

  • Sweeping and mopping of stairs, steps, and landings.
  • Cleaning of staircase handrails and balustrades.
  • Removal of dust accumulation from corners and edges.
  • Cleaning of staircase walls and skirting areas.
  • Removal of cobwebs.
  • Cleaning of emergency exit doors and push bars.
  • Deep cleaning of staircase landings as scheduled.
  • Ensure staircase areas remain free from litter, stains, and slip hazards.

5. Elevator / Lift Cleaning

Daily cleaning of all elevators shall include:

Inside Elevator Car:

  • Cleaning and polishing of stainless-steel panels.
  • Cleaning of mirrors and decorative finishes.
  • Wiping elevator walls and doors.
  • Cleaning elevator floors by sweeping and mopping.
  • Vacuuming carpet flooring (where applicable).
  • Cleaning elevator ceiling panels and light covers.
  • Cleaning lift door tracks and edges.
  • Removal of fingerprints, marks, and stains.

Elevator Buttons & Control Panels:

  • Daily cleaning and sanitization of:
    • Elevator buttons
    • Floor selection panels
    • Emergency buttons
    • Access card readers
  • Cleaning shall be performed carefully to avoid water or chemical ingress into electrical components.

External Lift Areas:

  • Cleaning lift landing doors.
  • Cleaning lift call buttons.
  • Cleaning surrounding walls, frames, and skirting.

 

6. Common Area Rooms Cleaning

The Contractor shall clean all common facility rooms, including but not limited to:

  • Electrical Rooms
  • Pump Rooms
  • CCTV Room
  • Fire Pump Room
  • Generator Room (where applicable)
  • Service Rooms
  • Mechanical Rooms
  • Garbage Rooms
  • Other building operational rooms

Cleaning activities shall include:

  • Sweeping and mopping floors.
  • Dust removal from accessible surfaces.
  • Cleaning doors, handles, and frames.
  • Removal of cobwebs.
  • Cleaning around equipment without affecting operation.
  • Removal of rubbish and unwanted materials.
  • Maintaining rooms free from dust accumulation and debris.
  • Reporting oil leakage, water leakage, abnormal conditions, or damaged equipment.

Note: Cleaning staff shall not interfere with electrical, mechanical, fire protection, CCTV, or control equipment.

7. Garbage Room & Waste Management Area Cleaning

The Contractor shall maintain garbage rooms in hygienic condition.

Scope shall include:

  • Daily removal of waste bags and loose garbage.
  • Coordination with waste collection contractor for timely garbage removal.
  • Ensuring garbage rooms are cleared after collection activities.
  • Sweeping and mopping garbage room floors.
  • Washing and disinfecting garbage room floors.
  • Cleaning walls, doors, and surrounding areas.
  • Cleaning garbage bins and waste containers.
  • Removal of waste leakage stains.
  • Deodorizing garbage rooms.
  • Pest prevention through maintaining cleanliness.
  • Reporting damaged bins, overflowing waste, or improper disposal.

Monthly Garbage Room Deep Cleaning:

  • Complete washing of floors and walls.
  • Disinfection of garbage room surfaces.
  • Cleaning behind and underneath bins.
  • Removal of accumulated dirt, stains, and Odors.
  • Cleaning drainage points and floor drains.
  • Final inspection after completion.

8. Garbage Chute Cleaning & Clearing

The Contractor shall carry out:

  • Daily monitoring of garbage chute areas.
  • Clearing of blockages or accumulated waste at accessible points.
  • Cleaning garbage chute doors and surrounding areas.
  • Cleaning chute access panels.
  • Reporting any blockage, leakage, smell, or damage.
  • Coordination with specialized contractor for internal chute cleaning when required.

9. Basement & Parking Area Cleaning

The Contractor shall maintain basement and parking areas including:

  • Sweeping basement parking floors.
  • Removal of dust, sand, litter, and debris.
  • Cleaning parking slots and driveways.
  • Cleaning pedestrian walkways.
  • Cleaning basement corners and service areas.
  • Removal of oil stains and spillages where possible.
  • Cleaning columns, walls, and signage.
  • Cleaning basement ramps and access areas.
  • Machine cleaning using cleaning vehicle where applicable.
  • Reporting damaged parking equipment, leaks, or safety hazards.

10. External Common Areas

Cleaning shall include:

  • Sweeping driveways, walkways, and entrance areas.
  • Machine cleaning using cleaning vehicle where applicable.
  • Removal of litter from landscaped areas and paved surfaces.
  • Cleaning external doors and accessible windows.
  • Cleaning external signage.
  • Spot cleaning external walls.
  • Maintaining external areas free from waste and debris.

11. Weekly Cleaning Activities

The Contractor shall perform:

  • Detailed vacuum-cleaning including corners, edges, and inaccessible areas.
  • Cleaning of skirting boards.
  • Cleaning door frames and ledges.
  • Cleaning reachable internal glass areas.
  • Dusting:
    • Fire equipment covers
    • Signs
    • Vents
    • Decorative items
  • Stainless steel polishing.
  • Detailed cleaning of lift interiors.

12. Monthly Deep Cleaning Activities

Monthly deep cleaning shall include:

Corridors:

  • Machine scrubbing and buffing/polishing of corridor floors.
  • Removal of stains and marks.
  • Deep cleaning of floor edges and corners.
  • Restoration of floor appearance.

Staircases:

  • Deep cleaning of staircase steps and landings.
  • Machine scrubbing where applicable.
  • Detailed cleaning of handrails, corners, and wall surfaces.

Common Areas:

  • High-level dusting.
  • Cleaning ceiling corners and accessible light fittings.
  • Deep cleaning of lift cabins.
  • Washing and disinfecting garbage rooms.
  • Cleaning common area rooms.
  • Detailed cleaning of basement areas.

13. Trolley Cleaning

The Contractor shall:

  • Clean resident service trolleys regularly.
  • Remove dust, dirt, and stains.
  • Sanitize trolley handles and contact surfaces.
  • Maintain trolleys in clean and presentable condition.

14. Periodic / Additional Cleaning Services

As required:

  • Carpet shampooing and steam cleaning.
  • Pressure washing of:
    • Parking areas
    • Walkways
    • Driveways
  • Graffiti removal.
  • Post-maintenance cleaning.
  • Emergency cleaning services.
  • Deep cleaning after events or special activities.

15. Cleaning Equipment & Materials

The Contractor shall provide:

  • Vacuum cleaners.
  • Floor machines.
  • Cleaning carts.
  • Mops and buckets.
  • Microfiber cloths.
  • Waste collection equipment.
  • Warning signs.
  • PPE.
  • Approved cleaning chemicals.
  • Consumables.

All equipment shall be maintained in safe working condition.

16. Quality Control & Reporting

The Contractor shall:

  • Maintain daily cleaning checklists.
  • Submit cleaning records upon request.
  • Conduct supervisor inspections.
  • Rectify any cleaning deficiencies immediately.
  • Maintain consistent cleaning standards.
  • Report any defects, damages, safety concerns, or abnormal conditions.
  • Ensure all completed works meet Building Management approval.

Any unsatisfactory cleaning works shall be rectified by the Contractor at no additional cost.

Terms & Condition

Payment terms: 

 

100% with in 30 Days after work complation and sharing the invoice.
