Mep Services

Scope of MEP Services

The Contractor shall provide comprehensive Mechanical, Electrical, Plumbing (MEP) operation and maintenance services, including planned preventive maintenance (PPM), reactive maintenance, monitoring, inspections, and coordination with specialist contractors to ensure the reliable operation of all building services.

A. Planned Preventive Maintenance (PPM)

The Contractor shall:

• Develop and implement a Planned Preventive Maintenance (PPM) programme.
• Maintain all MEP assets in accordance with manufacturers' recommendations and O&M manuals.
• Schedule and complete routine inspections and servicing to minimize equipment failures.
• Record and report all completed PPM activities before and after maintenance.
• Maintain equipment efficiency and extend asset life through preventive maintenance practices.

B. Mechanical Systems

Operate and maintain all common area mechanical systems, including:

• HVAC systems.
• Air conditioning equipment.
• Mechanical plant and associated controls.
• Mechanical accessories and components.

Services include:

• Quarterly PPM.
• Routine inspections.
• Provision of service tools and consumables.
• Fault diagnosis and maintenance (excluding manufacturing defects).

C. Electrical Systems

Operate and maintain all common area electrical systems, including:

• Power distribution systems.
• Circuit protection devices.
• Switchgear and control panels.
• Lighting systems.
• Electrical outlets and accessories.
• Building electrical equipment.

Services include:

• Quarterly PPM.
• Testing and inspection.
• Provision of tools and consumables.
• Electrical fault rectification (excluding manufacturing defects).

D. Plumbing Systems

Operate and maintain:

• Water supply systems.
• Drainage systems.
• Water storage tanks.
• Pumps.
• Valves.
• Sanitary systems.
• Plumbing accessories.

Services include:

• Quarterly PPM.
• Routine inspections.
• Preventive maintenance.
• Provision of maintenance equipment and consumables.
• Repair of operational faults (excluding manufacturing defects).

E. Minor Civil & Carpentry Works

The Contractor shall undertake:

• Minor civil repairs.
• Minor carpentry works.
• Routine repair works.

 3. Operational Duties of the Multi Technician

The Multi Technician shall:

Operation & Monitoring

• Monitor all MEP systems through routine inspections.
• Use the Building Management System (BMS), where available, to monitor equipment performance.
• Ensure equipment operates within acceptable operating limits.
• Balance equipment operating hours ("Equal Run Hours") to minimize wear.
• Record operational data such as temperature and pressure.
• Report abnormalities and equipment failures immediately.

Maintenance

• Perform scheduled preventive maintenance.
• Attend breakdown and reactive maintenance.
• Carry out fault diagnosis and rectification.
• Maintain equipment history cards and maintenance records.
• Coordinate maintenance activities with specialist service providers (SSPs) and OEMs.
• Ensure spare parts and materials are available for emergency maintenance.
• Operate equipment in accordance with manufacturers' instructions.
