Scope of service.

The scope of service shall carry out the fire life safety audit inspection and certificate for Marina Whaf1 in order to establish the current status of premises fire Safety in terms of its construction, means of escape, existing fire safety systems installed & their ongoing maintenance and management procedures in place and ensure safety of both the building and occupants in the event of emergency / fire as follows:

A)      The service provider shall carryout the audit inspection of Fire and safety systems in the client’s premises in line with the latest requirement of Dubai Civil Defense.

B)      The service provider shall check the system performance and provide the finding report and recommended necessary actions to be taken to upgrade the existing fire and life safety systems in the premises in compliance with international standers and latest requirements of Dubai civil defense.

C)      The service provider shall provide to the client / premises owner a fire safety approval certificate approved by Dubai civil defense valid for the period of one year after completion of report finding and performance testing of the system.

D)      The service provider shall carry out the inspection , checking and certification of existing fire safety system and maintenance specifications as per Dubai civil defense requirements including  the following , but not limited to the same:

1.       Check and verification of fire system maintenance practices and procedures followed by the maintenance department / contractor :

2.       Carry out audit inspection of throughout premises

3.       Carry out audit inspection of the existing water and gas based fire protection system

4.       Carry out audit inspection of existing fire detection and alarm system and voice evacuation system.

5.       Carry out audit inspection of existing emergency and exit lighting emergency.

6.       Carry out inspection of existing fire& safety signage and means of escape.

7.       Fire proof doors and fire compartments / Zoning

8.       Recommendations to upgrade the fire and life safety systems as per the site requirements according to latest international fire safety codes and civil defense regulations.

9.       Preparation  and submission  of report  to civil defense and to the client

10.   Witness random functional testing of all fire safety systems which carried out by the maintenance contractor during the final inspection to ensure the system integrity.

11.   Review maintenance contracts & advise on scope coverage on all fire and safety system  and equipment’s

12.   Final inspection and issue certificate after completion.

Contract period :  1st January 2026 to 31st December 2026.

Terms & Condition

No Subcontracting: In accordance to Jointly Owned Property Law No.6,2019, Notwithstanding anything in this Agreement, the vendor/contractor may not use any subcontractor to perform any of his obligations under this work order. Unless: 

(a) Vendor has obtained the prior written consent of SAGA to the use of the subcontractor, and 

(b) Vendor has entered into a separate written agreement with the subcontractor which requires the subcontractor to agree to and abide by all the terms and conditions of this Agreement. 

The Community shall be deemed to be a third-party beneficiary of any such agreement between the vendor and a permitted subcontractor. 

Notwithstanding the foregoing, the vendor shall not be relieved of any of its duties or obligations under this Agreement as a result of entering into a written agreement with a permitted subcontractor.

Payment will be done after work completion upon submitting the invoice along with work completion/service reports/warranty certificates.
