SCOPE OF WORK

 

List of Equipment's included in our Annual Maintenance Contract:

  • Hopper Door Shock Absorber.
  • Electromagnetic Lock.
  • Hopper Door Latches.
  • Hopper Door Rubber.
  • Hopper Door Handles.
  • Indicators.
  • Cleaning Sprinklers.
  • Solenoid Valve.
  • Sanitizing Unit.
  • Chute Exhaust Fan.
  • Control Panel checking and servicing.
  • Shutter Door servicing and repairing.
  • Access Door servicing and repairing.
  • Full Garbage Hopper Doors & Chute Duct inside cleaning floor by floor (with cleaning liquid mixed by water) by electrically powered cleaning machine and brush. Cleaning Chemicals (contains amongst other ingredient less than 5% anionic, nonionic, soap, perfume, preservation.) will be used to clean the internal surface of the chute duct.
  • Four (04) times cleaning in a year. (Every three months one-time manual deep cleaning inside the chute)

Note: Might be some a:reas that cannot be reach due to lack of access and safety. Scope of work:

  • Complete checking and maintenance One time every three months floor by floor the whole system as per the following details:
    1. Checking Control panel & Chute Exhaust fan.
    2. Checking hopper door units and indicators
    3. Checking chute cleaning system.
    4. Checking and adjusting the door balancing system.
  • Unlimited emergency on call services (in case of break down) within 24 Hours.
  • The contract will cover the labor charge.------------------------ ,-.�'··
  • Training for your staff.

  • Emergencies on calllare free.
  • This contract will be starting after make sure all the system working properly and handed over in good working condition.

 

 

 

 
  • If required any snag list or present repair before starting the contract it should be by additional cost and detailed quotation to be forwarded to MIS. PROFESSIONAL CHOICE REAL ESTATE LLC for further approval.
  • We will submit a schedule for the AMC and a detail report after each visit.
  • The chute piece / Offset, Elbow repairing, Trolley repairing, Trolley Wheels, Brush motor, Brush cylinder, Brush wire rope, Hopper door replacement, Fire sprinklers, Turbo fan, Water pump, Compactor Unit, parts thereof replacement shall be outside the scope of maintenance contract. In addition, civil work, repair on main plumping line, cleaning any garbage blocked inside the chute, shall be outside the scope of maintenance and if required shall be proposed to MIS. Terms & Condition

Payment Terms: 30 Days from submission of Invoice


1. All invoices shall be uploaded exclusively through the ISKAAN system, and no invoices shall be accepted through email or any other means. Accordingly, the Supplier is required to complete registration on the ISKAAN platform and submit all invoices through the system at the following link: https://app.iskaan.com/login
2. Each invoice must be accompanied by a Service Report detailing the scope of services performed. The Service Report shall include clear descriptions of the work executed (service period), along with photographic evidence before and after the service completion (If applicable). The report must be duly stamped and approved by the Building MEP Team confirming that the services have been delivered in a satisfactory manner. Submission of the approved Service Report together with the invoice is a mandatory condition precedent for payment release. Any invoice submitted without the required documentation shall be deemed incomplete and shall not be processed for payment.
3. The Service Provider acknowledges and agrees that all payments under this Agreement shall be released exclusively from the relevant regulated escrow account of the community (Jointly Owned Property JOP, as defined under Law No. 6 of 2019).
4. Payments shall be subject to verification of satisfactory performance, submission of all required documenta on, and compliance with agreed service standards.
