Scope of Services

Comprehensive Maintenance Contract for 2 Toshiba Elevators
Project:Tasmeer Residence, Jumeira Village Circle, Dubai

Included Services

• Provide comprehensive preventive maintenance for two Toshiba elevators.
• Perform routine maintenance once every month.
• Inspect, adjust, clean, lubricate, and service all elevator components using Toshiba-recommended lubricants and consumables.
• Supply all required consumables during routine maintenance.
• Carry out repairs and replacement of worn components identified during inspections.
• Replace parts with genuine Toshiba supplied/recommended spare parts as covered under the contract.
• Replace guide shoe gibs and guide rollers whenever required to ensure smooth and quiet operation.
• Periodically inspect and test elevator safety devices and governors according to the agreed maintenance schedule.
• Provide 24/7 emergency call-back service for:
  • Passenger rescue.
  • Breakdown attendance resulting from normal wear and tear.
• Provide qualified, manufacturer-trained technicians for all maintenance activities.

• All electrical and electronic components, including PCBs.
• Hoistway components such as entrance switches, limit switches, etc.
• Machine components including:
  • Worm gear
  • Thrust bearing
  • Magnet coils
  • Brake shoes
  • Brake parts
  • Electric motor
  • Motor winding
  • Sheaves and ropes
  • Ceiling light tubes
  • Emergency landing device batteries and associated components (where applicable)
