Overview

This scope of work outlines the general pest control services to be performed in the common areas of a building to ensure a safe, hygienic, and pest-free environment for residents, visitors, and staff.

Areas Covered

• Lobbies and entrance areas
• Hallways and corridors
• Elevators and elevator shafts
• Stairwells
• Parking garages and lots
• Trash rooms and dumpsters
• Mechanical and electrical rooms
• Storage rooms
• Laundry rooms
• Recreational areas (e.g., gyms, pools)
• Exterior perimeter and landscaping

Services Included

• Inspection: Regular inspection of common areas to identify pest activity or conditions conducive to pests.
• Treatment: Application of appropriate pest control treatments targeting common pests such as ants, cockroaches, rodents, spiders, and flies.
• Monitoring: Use of traps and monitoring devices to detect and track pest presence.
• Reporting: Detailed reports after each service visit outlining findings, treatments applied, and recommendations.
• Preventive Measures: Recommendations and implementation of preventive measures such as sealing entry points, removing food and water sources, and maintaining cleanliness.

Frequency

• Routine service visits scheduled monthly.
• Additional visits as needed based on pest activity or special requests.

Safety and Compliance

• Use of DM-approved products and methods.
• Services performed by licensed and trained pest control professionals.
• Notification to building management and residents as required.
• Compliance with all local regulations and building policies.

Documentation

• Service logs maintained and accessible to building management.
• Incident reports for any pest infestations or unusual findings.

Exclusions

• Pest control services inside individual residential or commercial units unless separately contracted.
