Supply & Installation of FCU Unit (3 Ton Capacity) 1 Unit

1. Equipment Supply & Handling

  • Selection & Procurement: Choose a 3-ton capacity FCU (approximately 36,000 BTU) suitable for the project's requirements with the required accessories.

  • Inspection: Upon delivery, inspect the units for any damages and verify compliance with approved specifications.

  • Storage: Store units in a clean, dry area, protected from construction debris and moisture.


2. Civil Works & Structural Preparation

  • Location Marking: Identify and mark the installation points on ceilings or walls as per approved shop drawings.

  • Support Installation: Install structural supports or brackets to bear the weight of the FCU, ensuring alignment with design specifications.

  • Vibration Isolation: Incorporate vibration isolators to minimize noise and structural impact.


3. Mechanical Installation

  • Unit Placement: Lift and position the FCU onto the prepared supports using appropriate lifting equipment.

  • Piping Connections: Connect chilled water supply and return lines, ensuring proper insulation to prevent condensation.

  • Drainage Setup: Install condensate drain lines with traps and adequate slope to facilitate proper drainage.


4. Electrical & Control Systems

  • Wiring: Connect the FCU to the electrical supply, ensuring compliance with local electrical codes.

  • Controls Integration: Install thermostats


5. Testing & Commissioning

  • Operational Testing: Verify the unit's functionality, including motor operation and control responses.

  • Performance Checks: Assess cooling performance and airflow to ensure the unit meets specified requirements.

  • Final Adjustments: Make necessary adjustments to optimize performance and efficiency.


6. Maintenance & Handover

  • Documentation: Provide operation and maintenance manuals, warranty information, and as-built drawings.

  • Training: Offer training sessions for facility personnel on unit operation and basic troubleshooting.

  • Final Inspection: Conduct a final walkthrough to ensure all aspects of the installation meet project specifications.

Terms & Condition

No Subcontracting: In accordance to Jointly Owned Property Law No.6,2019, Notwithstanding anything in this Agreement, the vendor/contractor may not use any subcontractor to perform any of his obligations under this work order. Unless: 

(a) Vendor has obtained the prior written consent of SAGA to the use of the subcontractor, and 

(b) Vendor has entered into a separate written agreement with the subcontractor which requires the subcontractor to agree to and abide by all the terms and conditions of this Agreement. 

The Community shall be deemed to be a third-party beneficiary of any such agreement between the vendor and a permitted subcontractor. 

Notwithstanding the foregoing, the vendor shall not be relieved of any of its duties or obligations under this Agreement as a result of entering into a written agreement with a permitted subcontractor.
