1. Introduction

Horizon Tower is a premium residential building located in the heart of Dubai Marina, opposite DMCC Metro Station. The tower features residential units, amenities, and landscaped areas designed to offer a modern and comfortable living environment.

2. Scope of Work

A. Supply and replacement of Passenger lift Sheave and bearing

· Inspect the site

· Remove the old sheave with necessary equipment’s for Lift no 1 & 3

· Supply new sheave # 2 no’s

· Installation of new sheave with Necessary material for for Lift no 1 & 3

3. Lift Specification (Lift No #1 and Lift no #3 )

· Make :- Fujitec

· Capacity :- 900Kg (12 persons )

· Lift room location :- 46^th floor

· No of floor building :- B1 +B2+B3+G +1 to 46th floor + Roof)

Condition	Details
Project Timeline	Completion within 30 working days after issuance of LPO.
Permissions & NOCs	All required permissions to be obtained by the vendor.
Warranty	2-year comprehensive warranty for all materials and workmanship.
Coordination	Contractor to coordinate with building management to minimize disturbance to residents.
Safety Compliance	Must comply with UAE safety and municipality regulations.
Insurance	Vendor to provide valid insurance for manpower, material, and liability.

Terms & Condition

No Subcontracting: In accordance to Jointly Owned Property Law No.6,2019, Notwithstanding anything in this Agreement, the vendor/contractor may not use any subcontractor to perform any of his obligations under this work order. Unless:

(a) Vendor has obtained the prior written consent of SAGA to the use of the subcontractor, and

(b) Vendor has entered into a separate written agreement with the subcontractor which requires the subcontractor to agree to and abide by all the terms and conditions of this Agreement.

The Community shall be deemed to be a third-party beneficiary of any such agreement between the vendor and a permitted subcontractor.

Notwithstanding the foregoing, the vendor shall not be relieved of any of its duties or obligations under this Agreement as a result of entering into a written agreement with a permitted subcontractor.
