Scope of Work
– Royal Amwaj North Residence -Chilled Water Pipeline Re-Insulation
1. Site Preparation
& Protection
- Erect safety barriers and caution signage around the work area in
compliance with Dubai Municipality (DM) Occupational Health & Safety
regulations.
- Cover the work area floor, adjacent finishes, and equipment with
PVC protection boards and high-gauge polyethylene sheets to prevent dust
and damage.
- Ensure all tools, materials, and personnel have controlled access
as per Anantara site safety protocols.
2. Access
Modification
- Carefully remove the existing access door (if applicable) and store
reusable components.
- Demolish the necessary section of the wall to create an opening for
access to the chilled water pipeline, using dust-controlled cutting
methods in accordance with Dubai Civil Defence (DCD) guidelines.
- Ensure debris is collected simultaneously during cutting/breaking
to minimize dust spread in accordance with DM environmental requirements.
3. Pipeline
Preparation
- Remove the existing insulation material from the chilled water
pipelines.
- Clean the pipe surfaces thoroughly using wire brushes and approved
cleaning agents to remove dirt, rust, and loose particles.
- Inspect the pipes for corrosion or damage; report any abnormalities
for client review before proceeding.
4. Isolation Valve
Inspection
- Inspect the existing isolation valve(s) connected to the chilled
water pipeline for signs of corrosion, leakage, or operational issues.
- If the valve is found defective or not meeting operational
requirements, submit a condition report to the client for approval.
- Replacement of isolation valve(s), if required, will be carried out
at an additional cost, subject to prior written client approval.
5. Primer
Application
- Apply one coat of approved anti-corrosive metal primer (DM/ASHRAE
compliant) to all exposed pipe surfaces, ensuring even coverage and
sufficient curing time before insulation.
6. Pipeline
Re-Insulation
- Install 50mm thick Aero foam XLPE insulation with aluminium
cladding (pre-approved brand and specification).
- Ensure all joints are tightly sealed with appropriate vapor-barrier
aluminium tape to prevent condensation.
- Fix insulation securely with aluminium bands at required intervals
in line with ASHRAE and Dubai Green Building Regulations.
7. Wall & Door
Restoration
- Rebuild the demolished wall section using materials matching the
existing structure (blockwork, plaster, and paint).
- Apply plaster and finish to match existing surface texture and
quality.
- Paint the repaired area with approved brand and shade per
Anantara’s aesthetic standards.
- Supply and install a new full-height aluminium access door
(powder-coated, corrosion-resistant, lockable, and fitted with concealed
hinges for easy maintenance access).
8. Cleaning &
Disposal
- Remove all construction debris, used insulation material, and waste
in accordance with Dubai Municipality waste management guidelines.
- Clean the work area thoroughly, ensuring no dust, dirt, or material
residue remains.
- Return the site to its original operational condition, ready for
inspection and handover.
9. Testing &
Handover
- Conduct a visual inspection and joint sealing verification with the
client’s representative.
- Provide as-built documentation, warranty certificates, and material
compliance sheets.
- Officially hand over the completed works to Anantara Engineering
for operational use.
10. Warranty
- 10 years for the material warranty
- 3 years workmanship warranty
11. Payment
- Stage payment based on work progress. Number of stages to be
defined as per the total project value
- 25% of total project cost retention cheque to be submitted until
the end of workmanship warranty.
