Scope of Work
This proposal covers the inspection, replacement, and restoration of non-operational lighting systems across common areas, staircases, building compound, reception walkway, and ramp areas. The works address malfunctioning sensor lights, faulty LED drivers, damaged fixtures, a defective timer control unit, and missing light fittings to bring all affected lighting systems back to full operational condition.
Common Area Sensor Lights

Sensor Light Fixtures – 1st, 3rd, 4th, 6th, 7th & 8th Floors and Staircases – Common area sensor lights across the above-mentioned floors and staircases are non-operational due to malfunctioning motion sensors and faulty LED drivers. As the existing fixtures are non-repairable, complete unit replacement will be carried out to restore proper light activation and functionality.

Wiring and Power Supply Inspection – All wiring and power supply connections associated with the sensor lighting system will be inspected and tested to ensure stable and uninterrupted operation following fixture replacement.

Spare Light Fixtures – A designated quantity of spare sensor light units will be procured and kept on site to allow prompt replacement in the event of future failures.
Building Compound, Reception, and Ramp Lighting

Building Compound Wall Lights – Multiple compound wall light fixtures found to be damaged and non-functional will be replaced with new units to restore perimeter illumination.

Reception Walkway Lights – Non-operational walkway lights at the reception area will be replaced and reinstated to ensure adequate lighting along the pedestrian pathway.

Ramp Foot Lamps – Non-functional foot lamps along the ramp will be replaced using 9W warm white butterfly-type bulbs. A total of 25 units will be supplied and installed.

Lighting Timer Replacement – The faulty timer control unit disrupting the automatic operation of the compound lighting system will be replaced with a Hager EH010 24-hour analog DIN rail time switch (230V). A total of 2 units will be supplied and installed to ensure reliable scheduled operation.

Floodlight – Ramp Area – One non-operational floodlight in the ramp area will be replaced with a new 120W floodlight unit to restore adequate illumination in this zone.

Bulkhead Light – Missing Unit – One missing bulkhead light fixture will be supplied and installed to complete the lighting layout in the affected area.

12W Warm White Bulb Replacement – A total of 60 units of 12W warm white bulbs will be supplied and installed across applicable fixtures as part of the overall lighting restoration works.

Full Lighting Circuit Inspection – A comprehensive inspection of the entire lighting circuit, including all wiring and connections, will be conducted to identify and rectify any concealed faults and prevent recurrence of failures.
Ground Floor
- Ground Floor Exit Light – The exit light on the ground floor, currently broken and non-functional, will be replaced and restored to full working order in compliance with safety requirements.
All works will be executed using specified and approved materials, ensuring full restoration of lighting functionality, compliance with safety standards, and long-term reliable operation across all affected areas.
