Chilled Water System Balancing Services
1. System Review and Assessment
- Conduct a thorough assessment of the chilled water system, including
reviewing existing equipment such as pumps, chillers, FAHU’s (Fresh Air
Handling Units), AHU’s (Air Handling Units), FCU’s (Fan Coil Units),
valves, etc.
- Check the capacity, flow rates, and temperature differences at
various points of the system to evaluate system performance.
2. Flow Measurement
- Measure flow rates at key points in the system, including at the
chillers, cooling coils, branches, FAHU’s, and AHU’s.
- Utilize flow meters or other precise instruments to ensure accurate
flow readings for effective balancing.
3. Balancing the System
- Adjust the flow of chilled water to ensure proper distribution
across all branches, coils, and units.
- Adjust control valves, balancing valves, and other related equipment
to achieve the desired flow and temperature distribution.
- Fine-tune each section to ensure optimal performance and prevent
over- or under-cooling in the system.
4. Temperature Monitoring
- Measure and verify the temperature differentials across the system
(supply and return temperatures) to ensure the system is running within
design specifications.
- Ensure that the system maintains the required cooling setpoints and
temperature differences for efficiency.
5. Pump and Valve Adjustments
- Ensure that pumps are operating within their design parameters
(e.g., flow rates, pressures) to maintain system efficiency.
- Adjust balancing valves, pressure-reducing valves, and other
components to optimize flow rates and pressures, ensuring proper system
operation.
6. System Optimization
- Monitor the chilled water system’s performance under varying load
conditions to assess operational stability.
- Adjust system settings for energy efficiency, focusing on part-load
operations to minimize energy consumption while maintaining comfort
levels.
7. Insulation and Civil Work
- Ensure any insulation removed from chilled water pipes during
maintenance or adjustments is properly replaced and secured to maintain
system efficiency.
- Ensure any access points created for system adjustments or
inspections are securely fixed and restored to their original condition.
- If any civil work is required (such as ceiling openings, repairs, or
structural adjustments), ensure it is included in the scope and completed
to the necessary standards.
8. Full Building Coverage
- Ensure the chilled water balancing process covers the entire
building, including common areas, apartments, and shops.
- All HVAC systems within the building, whether in residential or
commercial spaces, will be included in the balancing and optimization
process.
9. Reporting and Documentation
- Document all measurements, adjustments, and settings for reference
and future troubleshooting.
- Provide a comprehensive report outlining any issues identified
during the balancing process and include recommendations for system
improvements or upgrades.
10. Post-Balancing Review
- Conduct a post-balancing review to verify system performance after
adjustments, ensuring stable flow rates and temperature control.
- Monitor system performance over a specified period to confirm that
no further adjustments are necessary.
Building Air Balancing Services
1. Inspection & Assessment
- Inspect FCUs (Fan Coil Units), FAHUs (Fresh Air Handling Units),
ducts, dampers, and vents for blockages, leaks, or inefficiencies.
- Measure air supply, return air flow, and static pressure at critical points in the system to assess airflow performance.
2. Adjustments & Corrections
- Regulate damper settings and fan speeds to ensure balanced and
consistent airflow across the system.
- Seal any air leaks and ensure vents and grilles are operating
correctly to avoid energy losses and inefficiencies.
3. Holes and Access Points
- Ensure that any holes made in ducts for access during inspection or
adjustments are properly sealed to prevent air leakage.
- Address any openings or access points created for maintenance and
restore them to their original condition.
4. Full Building Coverage
- Perform air balancing across the entire building, ensuring
proper airflow in all common areas, apartments, and shops.
- Ensure all HVAC systems in the building are balanced, including
those in residential and commercial spaces.
5. Testing & Verification
- Re-measure airflow after all adjustments to confirm the system is
properly balanced.
- Monitor and record temperature and humidity levels to ensure
consistent comfort in all areas.
6. Final Report & Recommendations
- Provide a summary of airflow readings before and after the balancing
adjustments.
- Offer additional recommendations or improvements if needed to
further enhance system performance and efficiency.
7. Civil Work and Duct work (if applicable)
- Include any civil work required, such as repairing or sealing ductwork, access points, or structural repairs related to air balancing services.

Terms & Condition
No Subcontracting: In accordance to Jointly Owned Property Law No.6,2019, Notwithstanding anything in this Agreement, the vendor/contractor may not use any subcontractor to perform any of his obligations under this work order. Unless:
(a) Vendor has obtained the prior written consent of SAGA to the use of the subcontractor, and
(b) Vendor has entered into a separate written agreement with the subcontractor which requires the subcontractor to agree to and abide by all the terms and conditions of this Agreement.
The Community shall be deemed to be a third-party beneficiary of any such agreement between the vendor and a permitted subcontractor.
Notwithstanding the foregoing, the vendor shall not be relieved of any of its duties or obligations under this Agreement as a result of entering into a written agreement with a permitted subcontractor.
