B12.05 - Swimming Pool Maintenance

1. Service Frequency

• Three (3) visits per week
• Public holidays excluded

2. Scope of Work

The Contractor shall provide complete swimming pool care and maintenance services, including:

Pool Cleaning

• Skim the pool surface to remove floating debris and sediments.
• Brush pool walls and floor to remove algae, sand, and other deposits.
• Vacuum the pool to remove debris from the pool floor.
• Clean water jets and nozzles when required.
• Clean skimmer baskets and pump strainer baskets.
• Backwash and rinse filters to maintain proper filtration performance.

Water Quality Management

• Test pool water chemical parameters.
• Adjust chemical levels when necessary using additional chemicals.
• Check and monitor:
  • Chlorine levels
  • pH levels
  • Water temperature
• Check and maintain the correct water level.

Equipment Inspection

• Inspect pool pumps and associated electrical systems to ensure proper operation.
• Immediately report any equipment malfunction to the maintenance department.
• Monitor filters and perform backwashing as required.
• Report any suspected water leakage immediately.
• Inspect pool accessories including:
  • Ladders
  • Diving boards
  • Pool sliders (where applicable)
  • Other deck equipment to ensure they remain safe and operational.

Laboratory Testing

• Arrange Microbiology testing every two (2) months.
• Arrange Legionella testing every three (3) months.
• Perform Water Testing Analysis every three (3) months.

Reporting

• Record all water test results.
• Report observations, abnormalities, or maintenance concerns to the Skyline Livings Representative.
• Notify the Skyline Livings Representative immediately if water leakage or equipment issues are detected.

3. Duties of the Pool Maintenance Technician

The technician(s) shall:

• Perform scheduled pool cleaning visits.
• Remove debris from the pool surface and floor.
• Brush and vacuum the swimming pool.
• Maintain pool water chemistry within acceptable limits.
• Inspect pumps, filters, and electrical components.
• Clean strainers, filters, and water circulation components.
• Monitor pool equipment performance.
• Inspect pool safety accessories.
• Maintain accurate water quality records.
• Report equipment faults, water leaks, and operational issues to the Skyline Livings Representative.
• Coordinate laboratory water testing in accordance with the contract schedule.
