Comprehensive AMC for Elevator Systems (5 Units) – Monthly PPM

Equipment Details

Units Covered: 3 Guest Lifts, 1 Service Lift and 1 Cargo Lift

Models:

4 Units – 1000 kg, 2.5 m/s, 23 stops (Equipment Nos.: N7NEC691 to N7NEC694)

1 Unit – 1350 kg, 1.0 m/s, 4 stops (Equipment No.: N7NEC695)

Scope of Work:

Mechanical Systems

• Inspection and lubrication of guide rails, rollers, and pulleys

• Door operator and door sensor functionality check

• Adjustment of door closing/opening speeds and alignment

• Inspection of ropes, sheaves, and counterweights for wear and tension

Electrical Systems

• Control panel diagnostics and software checks

• Inspection of wiring, terminals, and fuses

• Testing of relays, contactors, and circuit boards

• Battery condition check for emergency lighting and alarm systems

• Battery voltage and backup time testing for safety devices (e.g., emergency lowering, alarm bell, intercom)

Safety Systems

• Testing of overspeed governor and safety gear

• Inspection and testing of limit switches and buffers

• Emergency stop and alarm system functionality check

• Fire recall system and emergency evacuation mode testing

• Inspection of interlocks and door safety contacts

Cabin

• Inspection of car interior, buttons, indicators, and displays

• Ride quality and leveling accuracy check

• Cleaning of car top and pit area

• Ventilation fan and lighting check

Machine Room & Pit

• Cleanliness and ventilation check

• Inspection of motor, brake, and gearbox

• Oil level and leakage check

• Pit switch and safety signage verification

Corrective Maintenance

• Fault diagnosis and repair

• Replacement of defective or worn-out parts

• Spare parts replacement

• Realignment and recalibration of components

• Emergency breakdown support within 2–4 hours

Safety & Compliance

• Annual load testing and certification

• Compliance with Dubai Municipality and Civil Defense regulations

• Adherence to EN81 or equivalent international standards

Documentation & Reporting

• Monthly PPM service reports for each unit

• Call out service reports for each unit

• Fault and repair history tracking
