AMC of the Diesel Generator - Quarterly PPM Service

Scope of Work:

Provide planned preventive maintenance visits: Four visits/year to carry out routine maintenance work, including the repair of any defect detected during the visit. All major mechanical and electrical adjustments shall be carried out during the visit at no extra charge. The following shall be a routine check of the overall condition of the unit: Cooling System, Fuel System, Lubrication & Starting System, Space Heaters, Generator Main Stator Winding, and Changeover Switch, Voltage & Frequency setting, and Maintenance Activities as follows;

1. General Inspection and Monitoring

Visual inspection of generator control panel for alarms, faults, and malfunctions.

Check and record all operating parameters (voltage, frequency, current, oil pressure, coolant temperature, etc.).

Verify automatic start/stop functionality and control logic.

Inspect and test shutdown devices and alarm systems.

2. Mechanical System Checks

Inspect for abnormal vibrations and noise.

Check for oil, fuel, and coolant leaks.

Inspect radiator condition, coolant level, and perform coolant quality test.

Check condition and tension of drive belts.

Inspect radiator louvers for proper operation.

Check air cleaner indicator and clean/replace air cleaner element.

Inspect governor for leaks and proper operation.

Adjust and lubricate mechanical linkages.

3. Lubrication System

Check engine crankcase oil level and top-up if necessary.

Inspect oil filters and recommend replacement as per schedule.

Monitor oil pressure and temperature during operation.

4. Fuel System

Drain water and sediment from fuel tank and filters.

Inspect fuel lines, filters, and connections for leaks or damage.

Check fuel pump operation and pressure.

5. Cooling System

Inspect radiator and hoses for wear or leaks.

Check coolant level and condition.

Test coolant concentration and replace if necessary.

6. Electrical System

Inspect and test battery charger functionality.

Check battery connections, terminals, and electrolyte levels.

Test automatic start switches and emergency start function.

Inspect and test gauges and instrumentation.

7. Generator Inspection

Visual inspection of generator components including stator windings.

Check insulation resistance and winding condition (annually).

Verify voltage and frequency settings.

Inspect AVR (Automatic Voltage Regulator) and excitation system.

8. Reporting and Documentation

Provide detailed quarterly maintenance reports with findings, actions taken, and recommendations.

Maintain log of all parameters and service activities.

Notify hotel engineering team of any critical issues requiring immediate attention.

9. Emergency Support

24/7 Call-Out Service for breakdowns, fault rectification, and urgent troubleshooting.

Priority response within agreed SLA for hotel operations continuity.
