Operator and maintenance agreement for central Gas system scope of service quarterly ,

1-The Operator shall be responsible for operation and maintenance of the Facilities for the owner,

2-The Operator shall use best endeavors to ensure the Facilities in in good operating condition and is capable of supplying GAS to customers in a safe and reliable manner,

3-The system that are the subject of the operations and maintenance responsibilities are as flow's, (a) pipe network including valves second regulators meter sets and other appurtenances in the building ,

4-The Operator Shall visit Quarterly to check the operation of the facilities, The visit shall be documented on a check list with any comments and a description of any work that were carried out ,

5-In addition ,the operator shall patrol the network on the Quarterly basis to ensure there is no damage or indications of interference from any third parties and update the owner as the owner may reasonably require, The operator should supply a copy of the check list to the owner representative, indicating clearly any causes for concern, and should quote for repairs as appropriate within 15 days of the inspection .

6-The maintenance work includes,

a-Ensure the continuity and reliability of the GAS supply to the building ,

b- conduct a quarterly visual inspection of the main pressure reducing station ( PRS ), common main pipelines, and all connection points from the PRS to the accessible,

c-perform a quarterly inspection ,cleaning and checking of the battery and zones on the main GAS detection panels ,

d-Annual calibration and functionality testing of the GAS detection system,

e-24/7 call and dispatch service center,

f-24/7 emergency response for GAS related issue ,
