Weekly Health Check, Monthly Inspection, and Quarterly Service of the full BMS System.
1. Review logbook entries from the previous visit and ensure that all necessary actions are taken.
2. Address customer concerns on a priority basis at the start of each visit.
3. Perform integrity checks of bus communication between DDCs and the remote system.
4. Inspect the central computer terminal hardware operation using diagnostics.
5. Verify functionality of control programs and operational sequences of major equipment (HVAC Equipment, life & safety equipment, Chilled water system, etc).
6. Provide software data backup for each visit to the client.
7. Correct any software errors, false alarms, or sequence of operation errors detected during the visit.
8. Support in identifying energy management opportunities and provide recommendations for energy conservation. The AMC shall cover the following BMS-integrated systems:
HVAC System(FAHUs, AHUs, FCUs, Ecology Unit, KAHU, VAVs, etc), Plumbing, Elcctrical System, Lighting Control Systems, Power Monitoring Systems, Fire Alarm System Interface, Water Supply and Pump Control, Elevators and Escalators Monitoring, Access Control and Security System Interface, and all MEP services in the building. Maintenance (Monthly Inspection/Quarterly PPM): A. System Health Checks
Visual inspection of all BMS panels and field devices
Verification of communication between controllers and central server
Check for alarms, faults, and system logs
Review of trend logs and data storage capacity
B. Hardware Maintenance
Cleaning of BMS panels and controllers
Tightening of terminal connections
Inspection of sensors, actuators, and I/O modules
Battery backup check for controllers and UPS
C. Software Maintenance
Backup of BMS database and configuration files
Review and optimization of control logic and schedules
Firmware updates (if applicable)
Calibration of sensors and field devices
D. Corrective Maintenance
24/7 emergency support for system faults
Troubleshooting and repair of faulty controllers, sensors, or communication issues
Replacement of defective components
Root cause analysis and incident reporting
5. Reporting & Documentation
Quarterly PPM service reports &Monthly maintenance inspection reports with findings and actions taken
Alarm and fault history logs.
