Transfer Pump Replacement Works:
Pump 1 – Basement 4, (22 kW)
Pump 2 – Basement 4, (15 kW) 

Scope of Work: 

Transfer Pump Replacement:  The scope encompasses the safe removal of existing transfer pumps and installation of new units across designated locations to enhance system reliability. 

Removal and Disposal:  
Safely disconnect and remove the four existing transfer pump01 & 02 basement 4, pump room.  Ensure all disconnections follow lockout/tagout procedures to prevent hazards, and dispose of old units per environmental regulations. 

Supply and Installation:  Supply four new transfer pumps as direct replacements. Install with precise alignment, secure mounting on vibration-dampening bases, and integration into existing piping, electrical wiring, and control panels for seamless operation. 

Testing and Commissioning:  Conduct comprehensive pressure testing on all connections to confirm no leaks, followed by initial commissioning to validate performance metrics like flow rate and pressure. Perform final operational checks against manufacturer specs and industry standards (e.g., ASHRAE guidelines), documenting all results including test data and parameters. 

Warranty and Documentation:  Provide full commissioning reports with test results, as-built drawings, and operational guidelines. Include a 1-year warranty on all new pumps, components, and installation labor to guarantee quality and support.

Delivery & Installation:  Transport of all equipment and tools to site.  Secure installation of pressure vessel and pump components.  Site coordination for minimal service disruption during replacement.

Testing & Commissioning:  Complete testing and electrical motor checks.  Pressure checks and leak test post-installation.  Ensure system operates under design pressure and flow. 

Documentation & Handing Over:  Submit installation report with before/after photographs.  Submit warranty certificates for all supplied and repaired items.  Prepare and handover completion report to client. 

Post-Work Activities:  Full site cleanup and debris disposal as per safety norms.  All dismantled components, debris, and waste materials will be properly collected and disposed of at the designated Dubai Municipality yard in compliance with local environmental and safety regulations.  Verify and confirm the operational status of pumps and vessel with the client.

Safety & Compliance:  Work in accordance with UAE safety regulations and standards.  Ensure compliance with Dubai Municipality and relevant authority requirements.  Maintain use of appropriate PPE and enforce Lockout/Tagout (LOTO) where necessary.  Coordination with facility safety teams prior to energization or water charging.

Note:  
*Contractor to do detailed site survey during the mandatory site visit.  
*Proposal shall consist of all the material requirements and measurements. Any variation requests after issuing LPO or thereafter will not be accepted by client.  
*Any services, item of work or small detail not specifically mentioned but inferred and necessary for the satisfactory operation of the system or installation shall be provided by the Contractor without any additional cost to the Client.  
*Contractor will arrange their own materials/equipment when needed for carrying out the work.  *Contractor is responsible to use their own tools (third-party certified) and access equipment whenever needed for satisfactory completion of job.  
*It is the responsibility of the contractor to follow all applicable Dubai Municipality and UAE regulations.

Terms & Condition

No Subcontracting: In accordance to Jointly Owned Property Law No.6,2019, Notwithstanding anything in this Agreement, the vendor/contractor may not use any subcontractor to perform any of his obligations under this work order. Unless: 

(a) Vendor has obtained the prior written consent of SAGA to the use of the subcontractor, and 

(b) Vendor has entered into a separate written agreement with the subcontractor which requires the subcontractor to agree to and abide by all the terms and conditions of this Agreement. 

The Community shall be deemed to be a third-party beneficiary of any such agreement between the vendor and a permitted subcontractor. 

Notwithstanding the foregoing, the vendor shall not be relieved of any of its duties or obligations under this Agreement as a result of entering into a written agreement with a permitted subcontractor.

Payment will be done after work completion upon submitting the invoice along with work completion/service reports/warranty certificates.
