1. Demolition and Removal Works
● Carefully dismantle and remove the existing damaged riser block wall, old drainage riser pipes, and associated fi ttings without causing any disturbance to adjacent structures or services.
● Remove all damaged waste and soil pipe connections, including horizontal and vertical runs, clamps, and supports.
● Segregate waste materials as per Dubai Municipality (DM) environmental and safety guidelines.
● Transport and dispose of all debris and non-reusable materials to the DM-approved disposal yard, maintaining proper documentation and disposal receipts.
● Ensure the work area is safely cordoned off and cleaned after completion of demolition.
2. Surface Preparation and Alignment Works
● Clean and prepare all vertical and horizontal surfaces within the riser shaft to receive new drainage installations.
● Mark and align the routing for the main drainage riser, branch connections, and vent pipe, ensuring proper slope and fl ow direction as per DM plumbing standards.
● Inspect and ensure proper anchoring points for pipe supports prior to installation.
● Apply anti-corrosive coating or protection to exposed metallic elements if required.
3. Drainage System Installation
a. Horizontal Network Installation
● Supply and install new horizontal drainage pipelines for both waste water and soil water connections, including all required fi ttings such as bends, tees, reducers, and couplings.
● All pipes and fi ttings shall be uPVC or HDPE (depending on system design) and shall conform to BS EN 1329 / ASTM D2665 / DM standards.
● Ensure proper gradient (minimum 1%) for eff ective fl ow and prevent backfl ow issues.
● Provide adequate access points for future maintenance (clean-outs and inspection chambers).
b. Vertical Riser Installation
● Supply and install new 4-inch and 3-inch vertical drainage riser pipes, complete with fi ttings such as off sets, bends, reducers, and inspection points.
● Install pipe clamps, hangers, and supports at intervals as per manufacturer’s recommendations to ensure stability.
● Integrate velocity breakers and vent pipes (3-inch) at appropriate levels as per DM regulations to minimize airlocks and noise in the drainage system.
● All joints to be properly sealed and tested for leakage.
4. Ventilation System
● Install a 3-inch vertical vent pipe parallel to the main drainage riser for proper air circulation and pressure balance.
● Connect vent branches to each horizontal pipe run as per approved design.
● Ensure termination of vent pipe above roof level with an approved vent cowl.
5. Testing and Commissioning
● Conduct hydrostatic and air leakage tests on all new drainage pipelines as per DM requirements before concealment.
● Inspect all joints and fi ttings for any signs of leakage or misalignment.
● Perform a fl ow test on the horizontal network to confi rm unobstructed discharge.
● Prepare and submit test reports and as-built documentation for client approval.
6. Civil and Finishing Works
a. Block Wall Construction
● Reconstruct the shaft block wall (200 mm thick) after pipe installation using solid concrete blocks.
● Ensure proper alignment, verticality, and joint fi nishing as per civil standards.
● Apply 2.5 cm cement plaster (1:4 ratio) on both sides of the new blockwork wall.
b. Finishing Works
● Apply stucco fi nish to achieve a smooth surface ready for painting.
● Apply one coat of primer and two coats of paint of the same shade as the existing wall for visual uniformity.
● Clean all paint drips or residues upon completion.
7. Miscellaneous and Structural Works
● Fabricate and install a new galvanized steel plate cover over the riser shaft opening area for maintenance access and protection.
● Ensure the plate is rust-proof, securely anchored, and easily removable for inspection purposes.
● Conduct a fi nal inspection of the entire riser shaft area to ensure it is clean, sealed, and compliant with safety standards.
8. Health, Safety & Environmental Compliance
● All works to be carried out in accordance with HSE standards, ensuring the use of proper PPE and safety signage.
● Maintain fi re safety protocols within confined shaft spaces.
● Adhere to DM environmental regulations regarding waste handling and noise/dust control.
9. Documentation and Handover
● Submit as-built drawings showing new pipe routing, vent connections, and access points.
● Provide manufacturer warranties and material compliance certificates.
● Obtain final inspection clearance from DM or consultant if required.
Terms & Condition
No Subcontracting: In accordance to Jointly Owned Property Law No.6,2019, Notwithstanding anything in this Agreement, the vendor/contractor may not use any subcontractor to perform any of his obligations under this work order. Unless:
(a) Vendor has obtained the prior written consent of SAGA to the use of the subcontractor, and
(b) Vendor has entered into a separate written agreement with the subcontractor which requires the subcontractor to agree to and abide by all the terms and conditions of this Agreement.
The Community shall be deemed to be a third-party beneficiary of any such agreement between the vendor and a permitted subcontractor.
Notwithstanding the foregoing, the vendor shall not be relieved of any of its duties or obligations under this Agreement as a result of entering into a written agreement with a permitted subcontractor.
