Location: Marsa Street, Dubai Marina

1. Objective

The objective of this project is to upgrade the existing Fire Alarm and Firefighting System to enhance safety compliance and provide reliable early warning and evacuation measures, in line with applicable fire codes and standards (e.g., NFPA, local fire authority requirements). The upgrade includes installation of a Voice Evacuation System, additional fire detection devices, and associated civil and structural works.

2. Scope of Work

2.1 Fire Alarm System Upgrade

• Assessment of existing system to identify gaps.

• Supply, installation, testing, and commissioning of:

  • Smoke detectors, heat detectors, and monitor/modules for all floors/units.

  • Sounder-strobes integrated with the voice evacuation system.

  • Fire alarm cabling and network backbone.

  • Network programming and zone configuration.

2.2 Voice Evacuation System

• Supply and installation of a public address and voice evacuation system integrated with the fire alarm panel.

  • Amplifiers, speakers, control units, and paging microphones.

  • Ceiling and wall-mounted voice evacuation speakers in common areas, corridors, staircases, and units.

  • System to provide automated voice messages (English & Arabic) during fire emergencies.

  • Integration with BMS if applicable (provision).

2.3 Civil Works

• Core drilling, chipping, or trenching works for installation of fire alarm conduits, speaker cables, and device mounts.

• Patching and painting of surfaces post-installation to match existing finishes.

• Construction of niches or enclosures for control panels or PA racks if required.

• Fire-rated sealing around penetrations in firewalls and slabs.

• Mounting frames/supports for ceiling or wall-mounted devices.

3. Standards and Compliance

• Compliance with UAE Fire and Life Safety Code of Practice Sep-2018

• Local Civil Defense Authority Regulations

• IEC and BS standards where applicable

• Local Electrical and Safety Codes

4. Testing and Commissioning

• Full end-to-end testing of the upgraded systems.

• Integration testing of voice evacuation with fire alarm system.

• Demonstration to client and authority having jurisdiction (AHJ).

• Submission of as-built drawings, O&M manuals, and training to site personnel.

5. Documentation and Handover

• As-built drawings in CAD/PDF format

• Testing & commissioning reports

• Warranty certificates for supplied equipment

• Maintenance guidelines and contact list
