The scope of work includes the following activities but not limited to;

Take necessary approvals from competent authorities, including but not limited to DMCC and RTA.

1. Façade Sealant Replacement and Rectification

Issue: Deteriorated weather sealant across all elevations, leading to potential water leakage.

Scope of Work:

  • Protection of the proposed working area with barricades on the ground
  • Completely remove the aged and damaged weather sealant.
  • Thoroughly clean the area to eliminate dust, debris, and surface contaminants.
  • Pre-treat the cleaned surface with solvent (R40) to enhance the adhesion of the new sealant.
  • Install new backing rods in the joint gaps for structural reinforcement.
  • Apply a fresh coat of high-performance weather-resistant sealant to:

             - Panel-to-panel junctions.
             - Panel-to-glass connections.
             - Glass-to-glass intersections.
             - Horizontal and vertical seams, including top and bottom sections.

  • Utilize advanced rope access, building cradle techniques, or a combination of both to perform the work efficiently and effectively.
  • Cover all four elevations and the rooftop area.

Sealant Specification:

Brand: Dowsil / Sika 403 or Equivalent. (To be mentioned in the proposal)

Total Quantity: 50,650 LM (Linear Meters) - (Check the provided report for more  details)

 

2. Replacement of Damaged ACP Panels

Issue: 180 ACP panels across multiple elevations are damaged, missing, or loose, posing structural and aesthetic concerns.

Scope of Work:

  • Establish safety barriers to secure the working zone.
  • Carefully dismantle and remove compromised ACP panels.
  • Assess and reinforce weakened substructures and frames.
  • Enhance the aluminum framework by adding necessary reinforcements.
  • Strengthen internal supporting structures to ensure stability.
  • Manufacture, deliver, and install 4mm thick fire-rated ACP panels to replace the defective sections.
  • Insert adequate backup rods into horizontal and vertical ACP joints for durability.
  • Seal all ACP joints with new weather-resistant sealant to prevent water infiltration.
  • Execute the installation using specialized rope access and building cradle systems.

Panel Specifications:

  • 4 mm thick fire-rated ACP panel.  (To be mentioned in the proposal)
  • Brand: Aluco Panel / Alu Bond / Alu Plex or Equivalent.
  • Total Quantity: 180 Nos. (Check the provided report for more  details)


3. Cover Clip/Pressure Plate Replacement

Issue: Missing or damaged cover plates & pressure plates, which may cause water ingress and structural instability.

Scope of Work:

  • Identify and replace all damaged or missing cover clips and pressure plates.
  • Source and install cover clips available in the market (exact color match- mention if the exact color is not available).
  • Use high-quality weatherproof sealant to enhance durability and protection.
  • Remove and substitute any loose or defective cover clips/pressure plates.
  • Install backer rods to fill gaps, reinforcing structural integrity.
  • Apply sealant to close and secure all exposed gaps effectively.
  • Ensure cover clips are firmly reattached and properly aligned for optimal performance.
  • Perform all tasks utilizing rope access and cradle methods for safe and efficient execution

     Work Area: Four elevations as per specified quantity.

     Total Quantity: 75 LM (Linear Meters) - (Check the provided report for more  details)

 

     4. Water Testing

     Issue: Water ingress risk due to deteriorated façade components.

     Scope of Work:

  • Perform a detailed water infiltration assessment following the completion of repairs to confirm effectiveness.
  • Verify that all joints and panels are properly sealed to eliminate potential leaks.
  • Assess the overall structural soundness by simulating exposure to water conditions and identifying any remaining vulnerabilities.


Vendors should submit a fully detailed proposal only after reviewing the 
provided report below to ensure a complete understanding of the scope of work and site conditions. If required, vendors may conduct a site survey at their own expense. Any survey costs will not be included in the proposal.

Terms & Condition

Payment terms are 30 days after submission of Invoice to accounts@itihad.co.ae (read receipt requested) along with signed work completion or service report and any other documents required by the bank to release funds from RERA regulated escrow account.

The Supplier certifies that to the best of his knowledge and belief no economic, beneficial, or managerial relationship exists between the Supplier and any employee of Itihad Community Management (ICM) or between Supplier  and any relative of an employee of ICM or any of its agents, which would tend in any way to influence such employee in performance of his or her duties on behalf of ICM or its agents in connection with the awarding, making, amending, or making a determination concerning performance of its proposal the work or the agreement.

Exchanges or offering of any money, gift item, personal service, entertainment or unusual hospitality by the Supplier to the employees or agents is expressly prohibited. This prohibition is equally applicable to officers, employees, or immediate family members of ICM’s agents. Any violation of this provision constitutes a material breach of ICM’s terms of agreements.  

ICM may by written notice to the Supplier disqualify and reject the Supplier’s proposal and terminate the agreement without any liability whatsoever on part of ICM or any of its agents if finding (a) that vendor violated the certification contained in this declaration regarding conflict of interest; or (b) that gratuities were offered or given by the Supplier or any of its employees , agents or representatives, to any officers or employees of ICM or its agents awarding making and/or amending an RFP document or agreement or securing favorable treatment with respect to the performance of such agreement. 

Itihad Community Management is not under any obligation to accept the lowest or any proposal.

 

In the event the Management deems the work unsatisfactory or encounters delays, it reserves the right to impose penalties on the Service Provider or terminate this Work Order with a 3-day prior notice.
