1. Project Overview
This project involves the repair of ceiling systems and insulation of chilled water (CHW) pipelines to enhance operational efficiency, safety, and aesthetics. The scope includes supply, removal, installation, and painting of insulation and ceiling components, as well as complete lift lobby insulation works on specified floors. The project ensures long-term durability, safety compliance, and professional post-work cleanup and documentation.
2. Scope of Work
A. Site Survey & Assessment
• Conduct a detailed site inspection to understand the work requirements.
• Identify access constraints, damaged sections, and obstructions prior to mobilization.
B. Safety Measures & Mobilization
• Implement necessary HSE protocols, including PPE and Lockout/Tagout (LOTO).
• Cover all floors and sensitive areas with protective mats.
• Coordinate with building management for safe execution.
C. CHW Pipeline Preparation & Painting
• Drain chilled water pipelines and allow them to dry fully.
• Clean pipelines using sandpaper and mechanical scrubbing to remove rust.
• Apply Red Epoxy paint for corrosion resistance and extended pipe life.
D. Insulation Removal & Installation
• Remove and dispose of existing damaged insulation and ceiling panels.
• Remove ducting, cable trays, and other obstructions (if required) and reinstall after insulation.
• Supply and install Aerofoam XLPE insulation (sheet & tube type) using standard methods.
• Trim insulation precisely to avoid voids and ensure tight fits.
• Use XLPE-approved glue and tape to secure all fittings, valves, and pipe supports.
• Keep the area dry for 48 hours before post-installation inspection.
• Label CHW Supply (CHWS) and Return (CHWR) lines with proper stickers at 2-meter intervals.
E. Ceiling Repairs & Access Panels
• Remove damaged ceiling tiles/panels and install new 120x60 cm ceiling tiles.
• Install 60x60 cm access panels wherever necessary.
• Install additional ceiling tile supports with metal channels to prevent sagging or collapse.
• Seal unwanted holes in the ceiling with fire-rated aero foam.
F. Lift Lobby Insulation Works (for Specified Floors)
• Include lift lobby CHW pipe insulation work as part of the scope for all applicable floors.
• Follow the same insulation standards (Aerofoam XLPE, glued, taped, labeled).
• Inspect and coordinate installation without interrupting lift operations.
G. Air Distribution Components
• Inspect each mentioned floor to ensure at least 3 supply and 3 return air diffusers are present.
• Install additional diffusers if necessary.
• Repair any damaged ducts and flexible connections in corridors.
H. Final Touch-Up & Clean-Up
• Repaint repaired areas to match existing colors.
• Conduct thorough site cleaning and remove all debris.
• Dispose of waste materials as per Dubai Municipality guidelines.
I. Documentation & Handover
• Submit detailed installation report with before/after photos.
• Provide 5-year warranty certificates for insulation and ceiling work.
• Confirm satisfactory completion with the client and obtain handover sign-off.
3. Target Floors and Areas
The scope covers the following areas:

3. 7th Floor
4. 9th Floor
5. 10th Floor
6. 14th Floor
7. 16th Floor
8. 17th Floor
9. 18th Floor
10. 22nd Floor
11. 25th Floor
12. 28th Floor
13. 32nd Floor
14. 34th Floor
Note: Lift lobby CHW pipe insulation works are included for each of the above-listed floors.
4. Warranty
• A minimum 5-year warranty shall be provided for all installed chilled water pipe insulation and ceiling systems.
• The warranty shall cover workmanship, insulation integrity, ceiling tile stability, and corrosion protection measures.
• Any defects arising during the warranty period due to installation quality or material failure shall be rectified free of charge.
• Warranty certificates to be submitted during project handover.
Note:
• Contractor to do detailed site survey during the mandatory site visit.
• Proposal shall consist of all the material requirements and measurements. Any variation requests after issuing LPO or thereafter will not be accepted by client.
• Any services, item of work or small detail not specifically mentioned but inferred and necessary for the satisfactory operation of the system or installation shall be provided by the Contractor without any additional cost to the Client.
• Contractor will arrange their own materials/equipment when needed for carrying out the work.
• Contractor is responsible to use their own tools (third-party certified) and access equipment whenever needed for satisfactory completion of job.
• It is the responsibility of the contractor to follow all applicable Dubai Municipality and UAE regulations.

Terms & Condition
No Subcontracting: In accordance to Jointly Owned Property Law No.6,2019, Notwithstanding anything in this Agreement, the vendor/contractor may not use any subcontractor to perform any of his obligations under this work order. Unless:
(a) Vendor has obtained the prior written consent of SAGA to the use of the subcontractor, and
(b) Vendor has entered into a separate written agreement with the subcontractor which requires the subcontractor to agree to and abide by all the terms and conditions of this Agreement.
The Community shall be deemed to be a third-party beneficiary of any such agreement between the vendor and a permitted subcontractor.
Notwithstanding the foregoing, the vendor shall not be relieved of any of its duties or obligations under this Agreement as a result of entering into a written agreement with a permitted subcontractor.
Payment will be done after work completion upon submitting the invoice along with work completion/service reports/warranty certificates.
