AMC for Gate Barrier Systems – Quarterly PPM

Scope of Work

1. General Inspection & Testing

• Inspect and test gate barrier units for proper operation

• Verify smooth and consistent movement of barrier arms

• Check alignment, speed, and responsiveness of barrier operation

• Inspect barrier housing for physical damage, rust, or wear

2. Electrical & Control Systems

• Inspect and test all cables, connectors, and wiring for damage or loose connections

• Check control devices (push buttons, access control panels, RFID readers, etc.)

• Test transmitter and receiver (TX/RX) devices for signal strength and responsiveness

• Inspect transmitter antennas for physical damage and serviceability

• Check magnetic loop detectors and sensors for proper operation

• Test backup batteries for safety devices and emergency operation

• Verify power supply stability and surge protection systems

3. Mechanical Maintenance

• Lubricate all moving parts including barrier arm joints, motor shafts, and gear mechanisms

• Inspect barrier arm for cracks, bends, or structural damage

• Ensure barrier arm markings are visible, reflective, and in good condition

• Clean and remove dust, dirt, and debris from all components and enclosures

• Check for water ingress or corrosion in underground or exposed components

4. Safety & Compliance

• Test emergency stop and manual override functions

• Verify safety sensors and auto-reverse mechanisms

• Ensure compliance with local safety standards and hotel operational protocols

5. Corrective Maintenance

• Rectification of ordinary faults due to fair wear and tear

• Minor repairs and adjustments during routine service visits

• Emergency breakdown support within 24 working hours

• Documentation of faults and repairs performed

6. Major Repairs & Common Issues (parts excluded in the contract but service and installation should be included in AMC scope)

• Replacement of damaged barrier arms or motor assemblies

• Repair of faulty control boards or access systems

• Replacement of worn-out magnetic loop detectors

• Repair or replacement of broken TX/RX units or antennas

• Replacement of backup batteries or power modules

• Rewiring or replacement of damaged cables due to rodents, weather, or vandalism

• Structural repairs to barrier housing or mounting base

• Software reconfiguration or firmware updates (if applicable)
