Vendor will carry out monthly and quarterly Routine Inspections on the Building Management Services as detailed in the following schedule:-

1. Attend to the Customers priority concerns at the start of each site visit.

2. Check the log book entries, event memory and ensure/suggest any appropriate action to be taken.

3. Perform integrity check of bus communication between the DDCs' & DDC and remote I/Os.

4. Examine the central computer terminal hardware operation using the diagnostics.

5. Examine functionality of control programs and sequences of major equipment such as Chilled water pumps and AHU's etc.

6. Ensure that all 3rd party integrations are intact.

7. Software data backup will be done on the visit and shall be handed over to Client.

8. Any software errors, system generated false alarms and sequence of operation errors will be corrected during the visit.

9. Assist Client in identifying areas of energy management during each visit by giving suggestion on energy conservation.

10. Any corrective action required shall be listed in the service report and it shall be handed over after each visit.

11. Check that there have been no changes to the premises, which would adversely affect the protection provided by the system.

12. Support to the site maintenance Engineer will be provided during the quarterly visits.
