Utility Allocation Study between Residential, Retails and common areas units
Objective:
To allocate utility costs (electricity, water, and gas) fairly between
residential, retail units and common areas, ensuring transparency and accurate
billing.
Scope of Work:
- Data
Collection:
- Gather
historical utility bills (electricity, water,) for the entire building
for at least 12 months.
- Collect
floor plans, unit areas, and tenancy details for both residential and
retail spaces.
- Identify
major equipment serving each zone (HVAC, lighting, pumps, etc.) and their
operational schedules.
- Consumption
Analysis:
- Analyse
total utility consumption and identify trends or anomalies.
- Determine
baseline consumption for common areas shared by residential and retail
units.
- Estimate
utility usage for each unit type (residential vs retail) using suitable
allocation methods.
- Allocation
Methodology:
- Develop
a fair and transparent methodology for splitting utility costs between
residential and retail units.
- Consider
factors such as:
- Unit
area or square footage
- Operational
hours (e.g., retail longer hours than residential)
- Type
of equipment and energy demand
- Adjust
for any special cases or high-consumption tenants.
- Reporting:
- Provide
a detailed report showing:
- Total
building utility consumption
- Allocated
consumption and cost for residential units
- Allocated
consumption and cost for retail units
- Allocated
consumption and cost for common areas.
- Methodology
and assumptions used for allocation
- Recommendations
for future metering or monitoring improvements to improve accuracy.
Deliverables:
- Utility
Allocation Report with detailed calculations
- Graphical
representation of consumption trends
- Recommendations
for fair billing and energy efficiency improvements

Terms & Condition
No Subcontracting: In accordance to Jointly Owned Property Law No.6,2019, Notwithstanding anything in this Agreement, the vendor/contractor may not use any subcontractor to perform any of his obligations under this work order. Unless:
(a) Vendor has obtained the prior written consent of SAGA to the use of the subcontractor, and
(b) Vendor has entered into a separate written agreement with the subcontractor which requires the subcontractor to agree to and abide by all the terms and conditions of this Agreement.
The Community shall be deemed to be a third-party beneficiary of any such agreement between the vendor and a permitted subcontractor.
Notwithstanding the foregoing, the vendor shall not be relieved of any of its duties or obligations under this Agreement as a result of entering into a written agreement with a permitted subcontractor.
