SUPPLY AND INSTALLATION OF MOTION SENSORS IN PUMP ROOMS, MECHANICAL ROOMS, ROOF TOP & CAR PARKING

 

Site Survey & Design

  • Conduct a detailed site survey to identify lighting layouts, lux requirements, and sensor locations.
  • Develop a sensor placement design ensuring maximum coverage, minimal blind spots, and compliance with ASHRAE 90.1 energy efficiency standards.
  • Submit design drawings and sensor specifications for consultant/client approval prior to execution.

 Supply of Motion Sensors

·       Supply high-quality PIR (Passive Infrared) and Microwave motion sensors with the following features:

o   Detection range suitable for corridors, rooms, and wide-area car parking.

o   Adjustable time delay and sensitivity settings.

o   Lux-level control to ensure lights operate only under low-light conditions.

o   Ceiling-mounted / wall-mounted / surface-mounted / flush-mounted type as per location requirements.

o   Ingress protection (IP) rating:

§  Minimum IP20 for indoor dry areas (corridors, rooms).

§  Minimum IP44 / IP65 for pump rooms, mechanical rooms, and car parking areas.

o   Impact resistance (IK rating) for exposed areas.

o   Compliance with Dubai Municipality and DEWA-approved manufacturer list.

o   Integration capability with LED lighting systems and existing electrical circuits.

 Installation Works

·       Install motion sensors at identified points across entrances, pump rooms, mechanical rooms, Roof top and car parking as per approved shop drawings.

·       Connect sensors to lighting circuits with fire-retardant, low-smoke zero-halogen (LSZH) cables in compliance with DEWA and NFPA 70 (NEC).

·       Mounting height, angle, and sensor orientation to follow manufacturer recommendations for maximum coverage.

·       Provide separate circuit isolation and protection (MCBs) for sensor-controlled circuits.

·       Integrate sensors with existing LED fixtures without affecting emergency lighting circuits.

·       Ensure all installation works comply with Dubai Municipality Electrical & Green Building Codes.

Testing & Commissioning

·       Test motion sensors for detection accuracy, time delay response, and lux-level adjustments.

·       Perform lux-level measurements at entrances, corridors, rooms, and car parking areas to confirm compliance with Dubai Green Building Regulations (Al Sa’fat) and CIBSE lighting guidelines.

·       Conduct functional testing in the presence of client/consultant.

·       Provide final testing & commissioning report including sensor locations, calibration settings, and performance results.

Documentation & Training

·       Submit as-built drawings showing all sensor locations, wiring, and connections.

·       Provide O&M manuals, sensor technical data sheets, and warranty certificates.

·       Deliver training to facility management staff on operation, adjustment, and troubleshooting of the motion sensor system.

Standards & Compliance

All works shall be executed in strict compliance with the following standards and codes:

·       Dubai Municipality (DM) Regulations

·       Dubai Green Building Regulations (Al Sa’fat)

·       Dubai Civil Defence (DCD) Fire & Life Safety Code of Practice

·       DEWA Regulations for electrical installations

·       ASHRAE 90.1 – Energy Standard for Buildings

·       CIBSE & IES Lighting Guidelines

·       IEC 60669-2-1 / BS EN 60669 – Motion sensor switches

·       NFPA 70 (NEC) – Electrical Safety Code

Handover Requirements

·       Submit completion certificate, warranties (minimum 2 years), and compliance approvals.

·       Provide final inspection and approval with the client/consultant.

Handover the system in ready-to-operate condition, ensuring energy efficiency and compliance with all Dubai standards.

Terms & Condition

No Subcontracting: In accordance to Jointly Owned Property Law No.6,2019, Notwithstanding anything in this Agreement, the vendor/contractor may not use any subcontractor to perform any of his obligations under this work order. Unless: 

(a) Vendor has obtained the prior written consent of SAGA to the use of the subcontractor, and 

(b) Vendor has entered into a separate written agreement with the subcontractor which requires the subcontractor to agree to and abide by all the terms and conditions of this Agreement. 

The Community shall be deemed to be a third-party beneficiary of any such agreement between the vendor and a permitted subcontractor. 

Notwithstanding the foregoing, the vendor shall not be relieved of any of its duties or obligations under this Agreement as a result of entering into a written agreement with a permitted subcontractor.
