Services:
Ceiling Replacement and Installation of Fire-Rated Aluminum Ceiling Tiles (60x60) (P5,P4,P3,P1,G,D,1st floor to 39th floor.) Including retails shops corridor area and toilet and staircase area.
A. Dismantling and Removal:
• Carefully dismantle and remove the existing ceiling tiles and supporting grid system.
• Ensure proper disposal of all debris and old materials in compliance with site and environmental regulations.
B. Preparation:
• Inspect and clean the exposed ceiling structure.
• Repair or treat any visible damage or corrosion on ceiling infrastructure before installation.
C. Installation:
• Supply and install new 60x60 fire-rated aluminum ceiling tiles.
• Install compatible aluminum T-grid system to support the tiles.
• Ensure precise leveling and alignment of the ceiling system.
• Provide access panels as required for maintenance of services above the ceiling.
D. Fire Rating Compliance:
• All materials must meet minimum 60-minute fire rating standards.
• Provide certifications and documentation of fire rating for the ceiling tiles.
E. Finishing and Cleanup:
• Clean the work area upon completion.
• Remove all leftover materials and waste from the site.
• Conduct a final inspection with the client or representative to ensure satisfaction and compliance.

• Ensure proper use of PPE and tools by the installation team.
5. Warranty & Support:

• Perforated aluminum fire-rated ceiling tiles are to be provided. The color will be selected by the management, and the contractor must submit samples for approval.
• All ceiling tiles, including their fittings and support systems, must be replaced and installed in accordance with the relevant standards.
❖ Obtain necessary work permits and approvals from relevant authorities for delivery and storage.
❖ Warranty and support: The supplier must provide warranty.
Terms & Condition
No Subcontracting: In accordance to Jointly Owned Property Law No.6,2019, Notwithstanding anything in this Agreement, the vendor/contractor may not use any subcontractor to perform any of his obligations under this work order. Unless:
(a) Vendor has obtained the prior written consent of SAGA to the use of the subcontractor, and
(b) Vendor has entered into a separate written agreement with the subcontractor which requires the subcontractor to agree to and abide by all the terms and conditions of this Agreement.
The Community shall be deemed to be a third-party beneficiary of any such agreement between the vendor and a permitted subcontractor.
Notwithstanding the foregoing, the vendor shall not be relieved of any of its duties or obligations under this Agreement as a result of entering into a written agreement with a permitted subcontractor.
Payment will be done after work completion upon submitting the invoice along with work completion/service reports/warranty certificates.
