1. Project Overview
The objective of this project is to address water leakage issues and reinforce structural integrity in
critical areas of the basement and retaining walls. This phase includes mobilization, water leakage
control, and structural repairs to enhance the durability of affected areas.
2. Scope of Work
A. Mobilization to Site
• Deployment of workforce, tools, and equipment.
• Establishment of site office and storage area as per contract requirements.
• Setup of power and water connections for operational use.
B. Control of Water Leakage in B4 Unusable Water Tank
• Application of curtain injection method using high-pressure epoxy resin.
• Use of plugging method to seal active leakage points.
• Testing and monitoring for leakage control effectiveness.
C. Control of Water Leakage in B4 Retaining Walls
• Epoxy injection and plugging method for structural cracks and water ingress.
• Surface preparation, including removal of weak concrete and debris.
• Application of high-strength sealing agents to ensure long-term durability.
D. Site Survey and Analysis
• Conduct a thorough site assessment to determine existing water leakage conditions.
• Document areas requiring immediate intervention.
• Prepare and submit a report for client approval.
E. Structural Crack Repair in B4
• V-cut method for structural cracks or epoxy injection where required.
• Use of special epoxy materials to reinforce and bond cracks.
• Finishing and final quality check.
F. Additional Works
• Implementation of temporary water drainage solutions during repairs.
• Coordination with on-site teams to minimize disruption.
G. Warranty:
• A 5-year warranty will be provided on all completed works, covering material defects and
workmanship issues, ensuring long-term durability and performance.
H. Waste Disposal:
• All construction debris and waste materials shall be properly collected and transported to the
designated Dubai Municipality yard for disposal in compliance with local regulations.
I. Facilities to be Provided by Main Contractor:
• Secured temperature-controlled storage for materials and tools.
• Continuous supply of electricity (single & 3-phase) and water.
• Lighting and ventilation for safe execution of works.
• Material loading/unloading assistance, including crane support.
• Site access permissions & gate passes for personnel.
• Welfare facilities for laborers (rest areas, sanitation, etc.).
• Safe working platforms & scaffolding as per safety regulation
Terms & Condition
As per standards
Payment will be done after work completion upon submitting the invoice along with work completion/service reports/warranty certificates.
No Subcontracting: In accordance to Jointly Owned Property Law No.6,2019, Notwithstanding anything in this Agreement, the vendor/contractor may not use any subcontractor to perform any of his obligations under this work order. Unless:
(a) Vendor has obtained the prior written consent of SAGA to the use of the subcontractor, and
(b) Vendor has entered into a separate written agreement with the subcontractor which requires the subcontractor to agree to and abide by all the terms and conditions of this Agreement.
The Community shall be deemed to be a third-party beneficiary of any such agreement between the vendor and a permitted subcontractor.
Notwithstanding the foregoing, the vendor shall not be relieved of any of its duties or obligations under this Agreement as a result of entering into a written agreement with a permitted subcontractor.
