HELPER 1NOS

Engineers and technician will perform will monitor

periodically building and notify OAM and main contractor related to all

maintenance issues. Only Visual check and notifications will be

performed for the below services-

• Swimming pool and water feature areas

• Elevators

• Fire Alarm and Fire Fighting

• CCTV system

• Landscaping

• Pest control

• Water Tank cleaning

• Chillers

• Grey water treatment

• Garbage Chute Cleaning

• Façade Cleaning

• BMU maintenance

• BMS

• Building cleaning.

• Security

HVAC maintenance- PPM schedules will be performed 4 times

a year.

• Preventive Maintenance

• Filter Cleaning

• DrainPipe Cleaning

• Cleaning of Electrical controls

• Actuators and valves inspection

• Dampers inspections.

Electrical maintenance- PPM schedules will be performed 4

times a year.

• Inspections of all common areas SMDBs and DBs

• Inspection of all common area isolators.

• Inspection of all wires, lugs and Glands.

• Recording of Main DEWA Meter.

• Inspection of all common area pumps and control

panels.

Plumbing maintenance- PPM schedules will be performed 4

times a year.

• Inspection of all pumps and motors

• Inspection of all drainpipes and minor rectification

• Inspection of all water supply pipes and minor

rectification.
