Scope of Work for External Painting of a Five-Floor Building

Project Title: External Painting of Ground Floor Plus Podium plus Five (G+P+5) Building
Project Location: District-10, Jumeirah Village Circle
Managed By: Sigma Homes Owners Association Management Services

Objective:
To perform high-quality painting work on the external walls of the G+5 building, ensuring durability, weather resistance, and aesthetic appeal while adhering to all safety and regulatory standards.

Scope of Work:

  1. Site Preparation:

    • Conduct a site survey to assess the condition of the external walls and identify specific areas requiring additional attention.

    • Erect scaffolding or other required access systems to ensure safe and comprehensive coverage of the external walls.

    • Clean all external walls to remove dirt, debris, mold, or loose paint using appropriate methods such as pressure washing or chemical cleaning.

    • Repair cracks, chips, or any damage to the exterior surface using appropriate fillers or plaster to ensure a smooth surface for painting.

  2. Surface Treatment:

    • Apply a primer coat suitable for external surfaces to ensure better adhesion and durability of the paint.

    • Use weatherproof and UV-resistant paint materials approved for external applications.

  3. Painting:

    • Apply at least two coats of high-quality external paint as per the manufacturer’s recommendations.

    • Ensure an even and uniform finish, free from streaks or visible brush strokes.

    • Focus on architectural details, corners, and edges to maintain aesthetic appeal.

  4. Safety Measures:

    • Follow all necessary safety protocols during the execution of the work, including the use of harnesses, helmets, and other protective equipment for workers.

    • Ensure that scaffolding and equipment comply with safety regulations.

    • Install warning signs and barriers to secure the worksite and prevent unauthorized access.

  5. Post-Painting Cleanup:

    • Remove scaffolding and other equipment after completing the painting work.

    • Clean up the surrounding area, ensuring no paint splatters, debris, or materials are left behind.

  6. Quality assurance and handover:

    • Inspect the painted surfaces to ensure a high-quality finish and rectify any defects.

    • Submit a detailed report, including the paint products used, and certify the work completed.

    • Provide a warranty for the painting work, specifying the duration and coverage details.

Deliverables:

  • Complete external painting of the G+5 building, including all walls, architectural details, and other designated areas.

  • A clean and professionally finished appearance that adheres to agreed-upon color schemes and standards.

Timelines:

Requirements for Suppliers:

Terms & Condition

Terms and Conditions:

  1. The contractor shall complete all works within the agreed timeline, subject to delays caused by unforeseen circumstances (e.g., adverse weather conditions), which must be promptly communicated.

  2. All materials used must meet the agreed-upon specifications and standards as stated in the scope of work. Any deviations must be approved in writing.

  3. The contractor is responsible for ensuring the safety of their personnel and compliance with all applicable health and safety regulations.

  4. Any damage caused to the property during the work process must be repaired or compensated by the contractor at their own expense.

  5. Payment terms, including any advance payments, progress payments, and final payments, must be agreed upon in writing before commencement of work.

  6. The contractor shall provide a warranty for the completed work for a duration of 12 months, covering workmanship and material defects.

  7. The contractor is required to secure all necessary permits or approvals for the work to be carried out.

  8. The client reserves the right to inspect the work at any stage to ensure compliance with the agreed standards and scope.

  9. Any additional work outside the original scope must be documented and approved by both parties before execution.

  10. In case of any disputes, both parties agree to resolve the matter amicably or through mediation/arbitration as per the local laws.

  11. The contractor shall maintain confidentiality regarding any sensitive information related to the property or project.

  12. The client reserves the right to terminate the contract in case of non-compliance with the terms and conditions or unsatisfactory progress, subject to prior notice and opportunity to rectify issues.

By accepting this scope of work, the contractor agrees to abide by the above terms and conditions.
