Project Overview

This project involves converting the existing Ladies’ Swimming Pool Area into a functional and aesthetically appealing Sky Garden and Communal Hall. The objective is to transform the underutilized swimming pool area into a landscaped and partially enclosed space suitable for relaxation and small resident gatherings or private events. The project includes structural infill, civil works, architectural finishes, mechanical and electrical installations, and associated services to achieve a safe and fully functional facility.

Scope of Work

The contractor shall carry out all necessary works to convert the swimming pool area into a multi-purpose Sky Garden and Communal Hall. The works include, but are not limited to:

  • Pool Filling: Filling the existing swimming pool with high-density styrofoam boxes to form a stable and lightweight base, with an estimated filling volume of approximately 90 cubic meters (m³).
  • Cement Screed: Applying a 10 cm thick cement screed over an area of approximately 55 m² on top of the filled base to create a level surface suitable for subsequent finishes.
  • Artificial Grass Installation: Installing durable, non-slippery, and fire-rated artificial grass over an area of approximately 197 m². The contractor shall ensure proper substrate preparation, adhesion, and neat edge detailing. Samples and performance specifications of the artificial grass must be submitted to management for approval prior to procurement and installation.
  • Air-Conditioning Systems: Supplying and installing four (4) units of 3-ton capacity split-type air-conditioning systems, including outdoor and indoor units, refrigerant piping, insulation, supports, and all necessary accessories for complete operation.
  • Electrical Works: Providing and installing isolators along with all required electrical conduiting and cabling for each air-conditioning unit, integrated with the existing power distribution system.
  • Drainage Works: Supplying and installing the required drain line connections for A/C condensate discharge and surface water drainage, routed to the nearest drain point.
  • Skylight Installation: Supplying and installing a framed glass curtain wall skylight system covering approximately 78 m² of open roof area, complete with aluminium framing, glazing, sealants, and all necessary accessories to create a naturally lit, enclosed environment.

3. General Requirements

  • The contractor shall perform a site inspection and detailed survey before execution to confirm existing dimensions, conditions, and any constraints.
  • All works shall comply with Dubai Municipality (DM), DMCC, and Dubai Civil Defense (DCD) regulations and relevant UAE construction standards.
  • The contractor shall provide all necessary temporary works, safety measures, access provisions, and debris removal for safe execution of the project.
  • All materials and equipment shall be new, approved, and conforming to relevant standards.
  • Shop drawings, method statements, product samples, and data sheets shall be submitted for approval prior to procurement or installation.
  • The contractor shall coordinate with building management to plan the work schedule, deliveries, and noise-generating activities to minimize disturbance to residents.

4. Completion and Handover

Upon completion:

  • All mechanical and electrical systems shall be tested and commissioned to confirm proper functioning.
  • As-built drawings, warranties, and maintenance manuals shall be submitted to management.
  • The area shall be cleaned and handed over in a ready-to-use condition, fully functional, and aesthetically finished to the satisfaction of the client. 

5. Project Timeline

The contractor shall submit a detailed work program showing the sequence of activities and proposed completion timeframe. All works must be completed within the approved project duration once awarded.

Vendors should submit a fully detailed proposal only after reviewing the provided report to ensure a complete understanding of the scope of work and site conditions. If required, vendors may conduct a site survey at their own expense. Any survey costs will not be included in the proposal.

Terms & Condition

Payment terms are 30 days after submission of Invoice to accounts@itihad.co.ae (read receipt requested) along with signed work completion or service report and any other documents required by the bank to release funds from RERA regulated escrow account

The Supplier certifies that to the best of his knowledge and belief no economic, beneficial, or managerial relationship exists between the Supplier and any employee of Itihad Community Management (ICM) or between Supplier  and any relative of an employee of ICM or any of its agents, which would tend in any way to influence such employee in performance of his or her duties on behalf of ICM or its agents in connection with the awarding, making, amending, or making a determination concerning performance of its proposal the work or the agreement.

Exchanges or offering of any money, gift item, personal service, entertainment or unusual hospitality by the Supplier to the employees or agents is expressly prohibited. This prohibition is equally applicable to officers, employees, or immediate family members of ICM’s agents. Any violation of this provision constitutes a material breach of ICM’s terms of agreements.  

ICM may by written notice to the Supplier disqualify and reject the Supplier’s proposal and terminate the agreement without any liability whatsoever on part of ICM or any of its agents if finding (a) that vendor violated the certification contained in this declaration regarding conflict of interest; or (b) that gratuities were offered or given by the Supplier or any of its employees , agents or representatives, to any officers or employees of ICM or its agents awarding making and/or amending an RFP document or agreement or securing favorable treatment with respect to the performance of such agreement. 

Itihad Community Management is not under any obligation to accept the lowest or any proposal.

 

In the event the Management deems the work unsatisfactory or encounters delays, it reserves the right to impose penalties on the Service Provider or terminate this Work Order with a 3-day prior notice.
