Ceiling, Lighting Works & Re-Grouting of Existing Floor Tiles 

SCOPE OF WORKS FOR CEILING AND LIGHTING WORKS


1. Demolition & Preparation

·        Dismantle and remove the existing suspended false ceiling tiles (approx. 80 m²) in a controlled manner, ensuring no disturbance or damage to existing MEP services such as sprinklers, smoke detectors, lighting fixtures, HVAC diffusers, and fire alarm devices.

·        Provide adequate protection for all adjacent electrical, HVAC, firefighting, and life safety systems during dismantling works, including temporary coverings where required.

·        Segregate and dispose of dismantled ceiling materials in compliance with Dubai Municipality (DM) waste management and disposal regulations.

·        Maintain strict adherence to safety protocols with proper barricading, warning signage, and dust-control measures throughout the demolition activity.

 

2. Supply & Installation of Perforated Metal Ceiling System

·        Supply and install 600 x 600 mm perforated metal ceiling tiles, pre-coated with electrostatic powder finish (standard white RAL shade), including acoustic fleece backing for improved sound absorption where applicable.

·        Ceiling tiles shall be suspended on a hot-dip galvanized (GI) T-grid exposed suspension system with anti-corrosive treatment and factory-applied baked enamel finish.

·        All materials shall comply with the standards and approvals of Dubai Municipality (DM), Dubai Civil Defence (DCD), ASTM C635/C636, and BS EN 13964.

·        Provide precise cut-outs, edge trims, and sealing for the integration of lighting fixtures, smoke detectors, sprinklers, HVAC diffusers, speakers, and access panels, ensuring seamless integration with existing services.

·        Ensure ceiling leveling, plumb alignment, and high-quality finishing, free from visible joints, deformation, or gaps.

 

3. Lighting Works

·        Supply and install high-efficiency LED downlights  (approx. 12 units or as per approved lighting layout), ensuring compliance with Dubai Green Building Regulations (Al Sa’fat) and CIBSE/IES lighting guidelines.

·        Carry out electrical terminations, conduiting, and cabling using fire-retardant cables in compliance with DEWA standards and NFPA 70 (NEC).

·        Perform testing and commissioning to verify illumination levels (lux), power factor, and uniform light distribution in accordance with project requirements.

 

4. Fire & Safety & HVAC

·        Carefully re-fix and align all fire alarm and life safety devices (smoke detectors, heat detectors, sprinkler heads, fire alarm speakers, strobes, etc.) within the new ceiling grid in full coordination with the DCD-approved specialist contractor.

·        Remove and re-install existing supply and return air diffusers within the new ceiling system, ensuring proper alignment, sealing, and airtight installation.

·        Provide access as required for balancing dampers and service points.

 

6. Final Finishing

·        Ensure the complete ceiling system is uniformly leveled, aligned, and finished to a high architectural standard.

·        Remove protective coverings and clean all installed ceiling tiles, diffusers, and lighting fixtures.

·        Hand over the work area in a ready-to-use condition, free from dust, debris, and construction residues.

 

7. Standards & Compliance

All works shall be executed in strict compliance with the following standards and regulations:

·        Dubai Municipality (DM) Building Regulations

·        Dubai Civil Defence (DCD) – Fire & Life Safety Code of Practice

·        DEWA Regulations for electrical installations

·        ASHRAE / SMACNA Standards for HVAC system integration

·        ASTM C635/C636, BS EN 13964 for suspended ceiling systems

·        NFPA 70 & NFPA 72 for electrical and fire alarm works

 

8. Handover & Documentation

·        Submit as-built drawings indicating ceiling layout, lighting arrangement, fire/life safety devices, and diffuser positions.

·        Provide material compliance certificates, warranty certificates, and O&M manuals for ceiling system and lighting fixtures.

·        Submit testing and commissioning report of lightings.

 

 

 

 

Scope of Work – Re-Grouting of Existing Floor Tiles (80 m²)

1. Preparation & Protection

  • Conduct a detailed inspection of the existing tiled flooring to identify loose joints, hairline cracks, hollow tiles, and deteriorated grout lines.
  • Implement protective measures for adjacent surfaces, including walls, skirting, and fixed furniture, using polythene sheets, masking tape, or protective boards to avoid staining or damage.
  • Provide adequate barricading, warning signage, and floor protection to ensure safe access control and compliance with health & safety regulations.

2. Removal of Existing Grout

  • Carefully remove deteriorated or defective grout from tile joints using approved mechanical/manual tools (such as oscillating grout removers, grinders with dust extractors, or grout saws), ensuring no damage to the tile edges.
  • Thoroughly clean all joints using industrial vacuuming and compressed air to eliminate dust, debris, and residual grout material.
  • Conduct a tapping test to detect hollow-sounding tiles and report any unstable or loose tiles to the client/consultant for further instruction before re-grouting.

3. Re-Grouting Works

  • Prepare and apply high-performance, polymer-modified cementitious grout (or epoxy grout if specified by the client/consultant), conforming to Dubai Municipality specifications, ASTM C476, and BS EN 13888 standards.
  • Ensure grout mixing ratios strictly follow the manufacturer’s Technical Data Sheet (TDS) for optimal workability, strength, and durability.
  • Apply grout evenly into tile joints using a rubber grout float, ensuring complete joint filling without voids, gaps, or air pockets.
  • Remove excess grout using a damp sponge or microfiber cloth before initial setting, ensuring a smooth finish without grout haze.
  • Guarantee consistency in grout joint thickness, alignment, and color uniformity across the full 80 m² tiled surface.

4. Curing & Finishing

  • Allow grout to cure as per the manufacturer’s recommended curing time and environmental conditions.
  • Perform final surface cleaning with approved pH-neutral cleaning agents to eliminate grout haze and residues without affecting tile finishes.
  • Inspect grout lines for uniform adhesion, compaction, and overall workmanship quality, ensuring a durable, water-resistant finish.

5. Quality Control & Compliance

  • All materials and execution shall conform to the following standards and regulatory requirements:
    • Dubai Municipality Regulations
    • ASTM C476 – Standard Specification for Grout for Masonry
    • BS EN 13888 – Grout for Tiles Standard
    • Manufacturer’s Technical Data Sheets (TDS) and Method Statements
  • All works shall be carried out by trained and experienced technicians under the supervision of qualified site engineers.
  • Quality checks to be documented and submitted for consultant/client review.

6. Handover

  • Conduct joint final inspection with client/consultant to ensure compliance with specifications and satisfactory completion of work.
  • Submit material compliance certificates, product data sheets, and warranty documents for the grout material used.
  • Hand over the area in a clean, dust-free, and ready-to-use condition, free from construction debris.



 

 

Terms & Condition

No Subcontracting: In accordance to Jointly Owned Property Law No.6,2019, Notwithstanding anything in this Agreement, the vendor/contractor may not use any subcontractor to perform any of his obligations under this work order. Unless: 

(a) Vendor has obtained the prior written consent of SAGA to the use of the subcontractor, and 

(b) Vendor has entered into a separate written agreement with the subcontractor which requires the subcontractor to agree to and abide by all the terms and conditions of this Agreement. 

The Community shall be deemed to be a third-party beneficiary of any such agreement between the vendor and a permitted subcontractor. 

Notwithstanding the foregoing, the vendor shall not be relieved of any of its duties or obligations under this Agreement as a result of entering into a written agreement with a permitted subcontractor.
