Wall Paint - Basement 1, Basement 2 Lift lobby and Corridors

Scope of Work:

1. Surface Preparation

  • Clean all wall surfaces to remove dust, oil, grease, and loose particles.

  • Remove old flaking paint using appropriate methods (scraping, sanding, or chemical stripping if needed).

  • Repair minor cracks, holes, or surface defects with putty or filler.

  • Ensure surfaces are dry and smooth before paint application.


2. Primer Application

  • Apply one coat of primer suitable for interior surfaces (preferably low-VOC).

  • Primer type should match the finish paint (e.g., water-based primer for emulsion paints).

  • Ensure proper curing time before topcoat application.


3. Painting Works

  • Apply 2 coats of premium-quality interior emulsion paint (or as per client specifications).

  • Paint material shall be washable and easy to maintain, suitable for high-traffic common areas like basements, lift lobbies, and corridors.

  • Use roller/brush/spray based on area and accessibility.

  • Finish should be smooth, uniform, and free of roller marks, streaks, or visible patches.

  • Color selection as per design approval or as specified by the client.


4. Area Protection & Safety

  • Cover floors, fixtures, doors, switchboards, and equipment with protective sheets.

  • Ensure minimal disruption to ongoing building operations (coordinate timing with management).

  • Follow all safety protocols, especially in enclosed basement areas (ventilation, PPE, fire safety).


5. Post-Painting Cleanup

  • Remove all protective coverings.

  • Clean paint drips and splatters.

  • Dispose of paint waste and empty containers in compliance with local regulations.


6. Inspection and Touch-Ups

  • Conduct joint inspection with the facility team or client representative.

  • Perform touch-ups where needed for a consistent finish.

  • Final sign-off upon client satisfaction.

Terms & Condition

No Subcontracting: In accordance to Jointly Owned Property Law No.6,2019, Notwithstanding anything in this Agreement, the vendor/contractor may not use any subcontractor to perform any of his obligations under this work order. Unless: 

(a) Vendor has obtained the prior written consent of SAGA to the use of the subcontractor, and 

(b) Vendor has entered into a separate written agreement with the subcontractor which requires the subcontractor to agree to and abide by all the terms and conditions of this Agreement. 

The Community shall be deemed to be a third-party beneficiary of any such agreement between the vendor and a permitted subcontractor. 

Notwithstanding the foregoing, the vendor shall not be relieved of any of its duties or obligations under this Agreement as a result of entering into a written agreement with a permitted subcontractor.
