A. Compressor Replacement – GSM Room (Basement 1)
Activities Include:
• Supply of a compatible outdoor unit compressor as per existing system specifications.
• Dismantling of existing faulty compressor and safe removal.
• Installation of the new compressor with all required fittings and connections.
• Leak testing, vacuuming, and refrigerant charging as per OEM standards.
• Electrical connections and operational testing.
• Warranty: 12-month manufacturer/service warranty for the new compressor.
• Submission of commissioning report and operational guidelines.
B. Leak Rectification & Refill – Lift Machine Room (Rooftop)
Activities Include:
• Leak detection and identification in refrigerant circuit using nitrogen pressure test or electronic detectors.
• Sealing of leakage points in copper piping or connection joints.
• Vacuuming and recharging the system with refrigerant gas as per the existing gas.
• Complete functionality testing under operating conditions.
• Warranty: 6-month service warranty for leak rectification and refrigerant recharging.
• Submission of refrigerant handling record and before/after photos.
C. Site Survey & Assessment
• Conduct a joint technical inspection with the facility team to verify unit model, capacity, and defect scope.
• Record findings and confirm compatibility of replacement parts.
D. Material Procurement & Logistics
• Source and supply compressor and consumables from OEM-approved vendors.
• Ensure delivery of refrigerant, nitrogen, sealants, copper fittings, and insulation materials.
• Follow quality assurance standards for material handling and installation.
E. Delivery & Installation
• Mobilize all tools, materials, and manpower to site.
• Coordinate works to avoid disruption to sensitive equipment rooms.
• Install components safely with correct torque and alignment.
F. Testing & Commissioning
• Run full cycle performance test for both units.
• Monitor cooling capacity, refrigerant pressure, amperage draw, and noise levels.
• Ensure smooth operation and verify temperature control within the rooms.
G. Documentation & Handing Over
• Submit installation and repair reports with date-stamped images.
• Provide refrigerant log sheets and leak test certificate.
• Handover warranty documents and maintenance advice to FM team.
H. Post-Work Activities
• Clean work area, remove waste materials and used parts.
• Dispose refrigerant-contaminated items at an authorized Dubai Municipality disposal facility.
• Confirm operational readiness with the facility in-charge.
I. Safety & Compliance
• All work shall comply with UAE Fire & Life Safety Code, DM regulations, and EHSMS standards.
• All technicians will wear appropriate PPE and follow Lockout/Tagout (LOTO) for electrical isolation.
• Coordination with building security and FM team for access and safety oversight.
Note:
• Contractor to do detailed site survey during the mandatory site visit.
• Proposal shall consist of all the material requirements and measurements. Any variation requests after issuing LPO or thereafter will not be accepted by client.
• Any services, item of work or small detail not specifically mentioned but inferred and necessary for the satisfactory operation of the system or installation shall be provided by the Contractor without any additional cost to the Client.
• Contractor will arrange their own materials/equipment when needed for carrying out the work.
• Contractor is responsible to use their own tools (third-party certified) and access equipment whenever needed for satisfactory completion of job.
• It is the responsibility of the contractor to follow all applicable Dubai Municipality and UAE regulations.

Terms & Condition
Payment will be done after work completion upon submitting the invoice along with work completion/service reports/warranty certificates.
No Subcontracting: In accordance to Jointly Owned Property Law No.6,2019, Notwithstanding anything in this Agreement, the vendor/contractor may not use any subcontractor to perform any of his obligations under this work order. Unless:
(a) Vendor has obtained the prior written consent of SAGA to the use of the subcontractor, and
(b) Vendor has entered into a separate written agreement with the subcontractor which requires the subcontractor to agree to and abide by all the terms and conditions of this Agreement.
The Community shall be deemed to be a third-party beneficiary of any such agreement between the vendor and a permitted subcontractor.
Notwithstanding the foregoing, the vendor shall not be relieved of any of its duties or obligations under this Agreement as a result of entering into a written agreement with a permitted subcontractor.
