1. Project Overview
This project involves the annual preventive maintenance and servicing of ACBs, LV Panels, and Capacitor Banks to ensure optimal performance, electrical safety, and compliance with operational standards. The work includes thorough inspection, testing, cleaning, lubrication, and reporting for all specified equipment.

2. Scope of Work
A. Site Survey & Assessment
• Conduct a comprehensive site inspection prior to the start of work.
• Identify all LV Panels, ACBs, and Capacitor Banks requiring service.
• Coordinate with facility management to schedule shutdowns if needed.

B. Safety Measures & Preparations
• Implement all necessary electrical safety protocols including LOTO.
• Use appropriate PPE and ensure the work area is secured during testing.
• Arrange temporary shutdowns with prior notice to occupants.

C. Servicing of LV Panels (Qty: 4 Nos)
• Visual inspection for any physical damage or signs of wear.
• Remove all covers and shrouds for access to internal components.
• Dusting and cleaning of panel interior and busbars.
• Check and tighten all outgoing cable connections.
• Tightness check for all busbar fasteners and terminals.
• Manual operation test of all MCCBs and isolators.
• Conduct continuity checks for internal wiring circuits.
• Perform insulation resistance testing (Busbar only).
• Carry out contact resistance testing.
• Inspect healthiness of fuses and other installed components.
• Lubricate all moving mechanical parts.
• Verify smooth operation of panel doors and interlocks.
• Re-fix all covers securely after servicing.
• Re-energize the panel after successful testing and verification.

D. Servicing of ACBs (Qty: 8 Nos)
• Conduct visual inspections for damage, overheating, or corrosion.
• Dismantle covers and protective barriers for internal access.
• Clean ACB components and compartments using approved methods.
• Check tightness of all incoming and outgoing cable connections.
• Inspect and tighten busbar terminals and associated fasteners.
• Manually operate ACBs to verify mechanical performance.
• Perform continuity tests for control and auxiliary wiring.
• Measure insulation resistance (Busbar only).
• Perform contact resistance testing to assess breaker health.
• Inspect fuses and components for damage or aging signs.
• Lubricate mechanical linkages and moving parts.
• Validate door operation and safety interlocks.
• Reassemble and secure all components.
• Re-energize the ACBs post-servicing and test completion.

E. Servicing of Capacitor Banks (Qty: 4 Nos)
• Visual inspection to detect physical damage, burns, or faulty cables.
• Clean the busbars and panel components using CRC spray.
• General cleaning of the entire panel cabinet.
• Test and verify the capacitance values of all capacitors.
• Check fuse continuity and replace if necessary.
• Inspect thermostat operation for each unit.
• Verify the operational status of internal exhaust fans.
• Tightness check for busbar and internal components.
• Verify and adjust Power Factor Regulator programming.
• Test operation of contactors through PF regulator (manual/test mode).
• Confirm health of contactors for consistent switching.
• Perform insulation resistance testing (Busbar only).
• Record all test results and maintenance observations.
• Submit a detailed service report upon completion.

F. Final Touch-Up & Clean-Up
• Ensure all panels and surroundings are clean and free of dust and debris.
• Replace any broken screws, handles, or labeling.
• Dispose of used materials and components responsibly as per HSE guidelines.

G. Documentation & Handover
• Submit comprehensive service reports including test readings and component status.
• Include before/after photos (if applicable) in the report.
• Provide technical observations and future recommendations.
• Obtain formal sign-off from the facility engineer upon completion.
Note:
• Contractor to do detailed site survey during the mandatory site visit.
• Proposal shall consist of all the material requirements and measurements. Any variation requests after issuing LPO or thereafter will not be accepted by client.
• Any services, item of work or small detail not specifically mentioned but inferred and necessary for the satisfactory operation of the system or installation shall be provided by the Contractor without any additional cost to the Client.
• Contractor will arrange their own materials/equipment when needed for carrying out the work.
• Contractor is responsible to use their own tools (third-party certified) and access equipment whenever needed for satisfactory completion of job.
• It is the responsibility of the contractor to follow all applicable Dubai Municipality and UAE regulations.

Terms & Condition

Payment will be done after work completion upon submitting the invoice along with work completion/service reports/warranty certificates. 

No Subcontracting: In accordance to Jointly Owned Property Law No.6,2019, Notwithstanding anything in this Agreement, the vendor/contractor may not use any subcontractor to perform any of his obligations under this work order. Unless: 

(a) Vendor has obtained the prior written consent of SAGA to the use of the subcontractor, and 

(b) Vendor has entered into a separate written agreement with the subcontractor which requires the subcontractor to agree to and abide by all the terms and conditions of this Agreement. 

The Community shall be deemed to be a third-party beneficiary of any such agreement between the vendor and a permitted subcontractor. 

Notwithstanding the foregoing, the vendor shall not be relieved of any of its duties or obligations under this Agreement as a result of entering into a written agreement with a permitted subcontractor.
