Scope of works/ Description: Building Common Area Site Plan Update

The work will be based on the approved architectural plans and the requirements stipulated by Dubai Land Department (DLD).

  • Review of all provided information.
  • Strip back architectural plans in preparation for polyline overlays
  • Site inspection of common areas by a qualified survey team
  • Survey of the building footprints using the latest calibrated survey equipment, data all related by GPS to the Dubai grid system
  • Analyze design variation and discrepancy between the site and the approved plans
  • Create polyline areas for each unit & Common area
  • Complete Checking of units areas
  • Complete checking for the registered unit area & parking allocation
  • Calculate Built up Area (BUA)
  • Calculate the Building Common Areas
  • Prepare Building/Land Common Area plan
  • Calculate all parking and store room areas
  • Prepare extra parking plan (if any )
  • Prepare extra store room plan (if any )
  • Prepare spreadsheets suitable for Dubai Land Department
  • Upload to Dubai Land Department system
  • Obtain technical approval from Dubai Land Department
Requirements:
  1. Site visit is required.
  2. Is the service mentioned in valid trade license?
  3. Any exclusion? Mention specifically.
  4. Warranty
  5. Submit your proposal with VAT.

Terms & Condition

No Subcontracting: In accordance to Jointly Owned Property Law No.6,2019, Notwithstanding anything in this Agreement, the vendor/contractor may not use any subcontractor to perform any of his obligations under this work order. Unless: 

(a) Vendor has obtained the prior written consent of SAGA to the use of the subcontractor, and 

(b) Vendor has entered into a separate written agreement with the subcontractor which requires the subcontractor to agree to and abide by all the terms and conditions of this Agreement. 

The Community shall be deemed to be a third-party beneficiary of any such agreement between the vendor and a permitted subcontractor. 

Notwithstanding the foregoing, the vendor shall not be relieved of any of its duties or obligations under this Agreement as a result of entering into a written agreement with a permitted subcontractor.

Payment will be done after work completion upon submitting the invoice along with work completion/service reports/warranty certificates.
