Pergola – Wooden Roof Structure Repair and Replacement of WPC Floor

1. Introduction

Horizon Tower is a premium residential building located in the heart of Dubai Marina, opposite DMCC Metro Station. The tower features residential units, amenities, and landscaped areas designed to offer a modern and comfortable living environment.

As part of the building’s continuous improvement plan, the management intends to carry out Pergola Wooden Roof Structure Repair and WPC Flooring Replacement Works to enhance durability, aesthetics, and safety across the common areas, including the swimming pool pergola and first-floor wooden bridges.

 

2. Scope of Work

A. Pergola – Wooden Structure

· Inspect, repair, and replace all damaged wooden components.

· Supply and apply waterproof and weatherproof wood paint over the entire structure.

· Supply and install IP67-rated LED lights, including complete wiring and electrical connections.

B. Pergola – Flooring

· Dismantle and remove existing wooden flooring and structural supports.

· Supply and install new base structure suitable for WPC flooring.

· Supply and install new WPC waterproof and weatherproof flooring.

· Supply and install IP67-rated recessed floor lights with complete wiring.

C. 1st Floor Wooden Bridges (2 Nos.)

· Dismantle existing wooden flooring and side structures.

· Sand, clean, and apply primer to all CI/GI surfaces where required.

· Apply waterproof brown wood paint matching pergola finish.

· Supply and install new WPC flooring with suitable supporting structure.

· Supply and install new aluminum powder-coated handrails on both bridges.

· Mounting: Recessed for floor / surface-mounted for pergola beams.

· Cabling: UV and water-resistant outdoor wiring, concealed within structure.

· Driver & Connection: Weatherproof junction box and appropriate power supply.

 

5. General Conditions

1-year comprehensive warranty for all materials and workmanship.

Retention

10% of contract value to be held for 1 year as defect liability retention.

Coordination

Contractor to coordinate with building management to minimize disturbance to residents.

Safety Compliance

Must comply with UAE safety and municipality regulations.

Insurance

Vendor to provide valid insurance for manpower, material, and liability.

Terms & Condition

No Subcontracting: In accordance to Jointly Owned Property Law No.6,2019, Notwithstanding anything in this Agreement, the vendor/contractor may not use any subcontractor to perform any of his obligations under this work order. Unless: 

(a) Vendor has obtained the prior written consent of SAGA to the use of the subcontractor, and 

(b) Vendor has entered into a separate written agreement with the subcontractor which requires the subcontractor to agree to and abide by all the terms and conditions of this Agreement. 

The Community shall be deemed to be a third-party beneficiary of any such agreement between the vendor and a permitted subcontractor. 

Notwithstanding the foregoing, the vendor shall not be relieved of any of its duties or obligations under this Agreement as a result of entering into a written agreement with a permitted subcontractor.
