UPS and Battery Backup System - Quarterly 

Scope of Work:                                                                                                                                                                     1. Visual and Functional Inspection

Inspect the UPS cabinet, battery cabin, and associated enclosures for cleanliness, corrosion, and physical damage.

Check battery voltage, current, and continuity for each battery block.

Verify charging and discharging status of the battery bank.

Inspect incoming DC voltage to the UPS system.

2. System Operation Verification

Test and verify the following UPS operational modes:

Normal Operation

Battery Backup Operation

Bypass Operation

Simulate fault conditions to verify alarm functionality and system response.

Check and record UPS output voltage, frequency, and load levels.

3. Internal Component Checks

Inspect and test internal protection fuses and circuit breakers.

Check the operation of ventilation fans built into the UPS cabinet.

Inspect control boards, relays, and connectors for signs of overheating or wear.

4. Battery System Maintenance

Check battery terminals, interconnections, and electrolyte levels (if applicable).

Clean terminals and apply anti-corrosion treatment.

Measure and record individual battery voltages and internal resistance (IR test).

Identify and isolate any weak or failing battery blocks.

5. Environmental Conditions

Measure and record UPS room temperature and ensure it meets the manufacturer’s recommended ambient conditions.

Verify operation of room ventilation or air conditioning systems.

6. Corrective Actions

Any faults identified during inspection will be attended to immediately.

Corrective actions will be taken to restore the UPS system to a healthy and reliable operational state.

7. Documentation and Reporting

Maintain preventive maintenance log sheets and service records.

Submit quarterly service reports with detailed findings, test results, and recommendations.

Provide copies of reports to the designated hotel engineering representative.

8. Emergency Support

Priority response to ensure uninterrupted power supply to critical hotel operations.
